My documents had a printed date of 8.26.24 printed o them for me to sign. I signed them on 7.22.24 and wrote in that date.

They received our cashier’s check on 7.23.24 with signed documents. I was told they would email me when they received the docs and check but they did not.

Astrid at magicvacationtitle.com said their systems are down. Is this due to the Microsoft update?

You can just post times. Like x amount of days for ROFR. X amount for closing.

We closed on 7/02 and the deed was recorded the same day. We received our email on 7/23 and our points were loaded the next day. So I would think any day now!

Looks like the current average wait is around 22 days from deed recording to points loaded.

I’m impatiently waiting with you on day 11 here……
 
Well another week passed and still not closed. At this point it feels like a cruel joke. I am so over it.

The title company has handled docs for 27+ days. Not the buyer, not the seller I excluded those days from the count just to prove how wildly inefficient this title company is. They have sucked almost all the joy out of this transaction.

Would you recommend waiting to wire the money until the seller sends the docs back? Also, if the seller is dawdling on returning the docs, are you allowed to walk away if you are the buyer? I haven't seen anyone say they've done that, so I was curious.

There is typically a closing date set in the contract and they need to get them back by then I believe.

My 1st contract I sent the money when I signed my closing docs, my sellers were slow. My 2nd contract I told them once sellers returned their documents I would send my final payment. Which I am so glad I did. I didn’t have slow sellers this time but a slow title company. I earned a full month of interest on my $33,000 by waiting to send the funds.

We are currently on our 5th resale contract. This is the first time we have had sellers who were slow to return closing docs. We’ve always sent our funds immediately because I didn’t want to be the one holding things up. On day 16 waiting on them now and I am very aware of the date in our contract that we have to close by. If that day comes I’m walking, this isn’t hard.

I’m really glad we don’t need these points because I’ve entered the irritated stage.

There is a contracted closing date, which is often times like perhaps 8 weeks after you submit to ROFR. My 6 weeks the seller took they actually missed the contracted closing date by a day and I guess in that circumstance I could have walked, in a very messy fashion. But when you are that deep you probably want the contract anyways.

But no, as a buyer you are stuck. Most (well basically everyone but a few of us) have their contracts close prior to their contracted closing date.

You could hold off on the wire transfer though. But clearly I enjoy letting my money be held hostage. 😂

From almost everyone else 14 days is a long time for sellers to take, don’t pay attention to whatever I have going on, I’m ruining the statistics. The sellers should in theory want your money as much as you want their contract. So it doesn’t make a lot of sense for them to dawdle.
 
should have read this thread before I wired my payment. Sent the payment the day I received my docs. Seller is taking longer and some online investigation (Google search 😂😎) lead to their divorce information. Now, it makes sense and I feel sorry for them. But, shouldn’t the agent be upfront and keep the expectations on check from the beginning ? Not sure what the “standard” is. Now I know the contract is in a mix of divorce proceedings, have no idea how long it would take.
