Closing Costs REDUCED on smaller DVC Resale packages!

After much discussion between The Timeshare Store, Inc. and Timeshare Closing Services, Inc., we came to an agreement and wish to announce that the following prices will take effect as of Thursday July 28, 2005 for those purchasing from The Timeshare Store, Inc. (These prices are NOT retroactive, so please do not ask about it.)

These prices DO include the necessary title search and estopple information from Disney Vacation Club.

25pts to 50pts Closing Costs = $262 without Title Insurance Policy - additional $60 for Title Insurance Policy

51pts to 75pts Closing Costs = $299 without Title Insurance Policy - additional $60 for Title Insurance Policy

76pts to 100pts Closing Costs = $337 without Title Insurance Policy- additional $60 for Title Insurance Policy

This is good news. Thanks so much. It makes the smaller resale contracts from your site more attractive.
 
That is great news. After our resale we had decided we would only buy from Disney b/c the closing costs made it a wash, but now I will consider resale again!
 

Tom~ That's great! We just gave up the WL June 25 point yesterday and went through Disney because the price per point with closing was more than buying direct. This change will bring us back to The Timeshare Store when we're ready for another add on! Thanks!
 
Fabulous! I was thinking we'd go thru Disney for our first add-on, but I guess I may have to rethink that after all. Makes it a bit more attractive to do resale, I'd say. :sunny:

1) This is good news.
2) However, it does raise a questions begging to be asked.
3) The work is the same for small and big contracts, why not one low price?

Yeah, 'cause those things seem to just sit around forever.
 
That is great news! We were going to look to buying direct from DVC for our first add-on too because the cost of the closing. Tom, is the title insurance mandatory? I don't recall it being an option when we closed with you last month. Thanks! :flower:
 
Veeeerrry interesting...
Little by little the excuses for not doing an add-on are disappearing. Now if we could just make that one big one- lack of $$$ - go away!! :rolleyes1
 
Why not one low price? Hmmmmmmmmm! I give up, maybe it's because they want to continue to stay in business!

On a more serious note, the larger packages run more in recording fees, doc stamps on the deed, and probably some other incidentals that without calling them and putting the question to them, I can't answer right now. If things run according to my usual declining memory, I'll go to bed with this question on my mind and wake up in the middle of the night and think of some other very important item that I wish I had posted here today.

That's why I'm in semi-retirement and spend my days and some of my nights perusing these boards trying to convince people that I'm still somewhat competent. Hey! We all need to feel useful.

After reading some of the posts on this board concerning title policies, The Timeshare Store, Inc. and Timeshare Closing Services meeting objective was to try to come to an agreement and compromise on some of the money issues, together, we concluded it might be beneficial to make it an option, especially on the smaller packages where the "risk" is not as great. Primarily, we were trying to figure out ways to lower the costs on the smaller packages with minimum risk.

This is my answer on another board to the question: Tom, do you really think I need a title insurance policy?


Title Insurance is for your protection. It is to protect against some type of cloud on the title showing up AFTER the deal has closed, that the closing company missed when they were doing the search.

It's kind of like Health, Disability, & Life Insurance. You hope you never need it, but when you do...............?

On a very small purchase, should a cloud show up, your loss would not be a great one.

On a big purchase, should a cloud show up, then there's the possibility you could be out big bucks.

I "personally" trust this title company to do the proper searches, because of our long-term relationship.

But if you "personally" have ANY doubts, protect yourself, pay the $60 and sleep a little better because of it. That's what just about any type of insurance is for, to relieve the worry in your life.

I tried to answer this to the very best of my ability. Like most things, in the end, it is totally your decision and should be the one that makes you the most comfortable!

Most title insurance also covers defects that aren't missed by the title companies also--for example, forgery in the chain of title or missing heirs. Someone searching the title relies upon what is on the public record, but if someone has forged a signature or conveniently forgotten to list an heir on the estate forms, title insurance could give coverage.
