Just a reminder for those who might have missed this!

Closing Costs REDUCED on smaller point DVC Resale packages!
After much discussion between The Timeshare Store, Inc. and Timeshare Closing Services, Inc., we came to an agreement and wish to announce that the following prices will take effect as of Thursday July 28, 2005 for those purchasing from The Timeshare Store, Inc. (These prices are NOT retroactive, so please do not ask about it.)

These prices DO include the necessary title search and estopple information from Disney Vacation Club.

25pts to 50pts Closing Costs = $262 without Title Insurance Policy - additional $60 for Title Insurance Policy

51pts to 75pts Closing Costs = $299 without Title Insurance Policy - additional $60 for Title Insurance Policy

76pts to 100pts Closing Costs = $337 without Title Insurance Policy- additional $60 for Title Insurance Policy

Thanks for the great deal. My question is this: In what circumstances would someone buy the title insurance? I mean, is it necessary when dealing with a reputable company, like TSS? Or should everyone get it?
 
I personally would feel safe with the title search from Timeshare Closing Services. They are very good at what they do and would not do anything to risk losing our business. You would also still have the benefit of the estoppel information from Disney.

If money is tight and we're talking small packages, it would be the first thing I would skip.

For a large package, I would recommend it for the peace of mind but that too is up to each individual.

Tammy, I apologize for not answering your question directly.
No matter how reputable the broker you are using might be, it's the closing company that becomes the liability when it comes to the closing & title insurance, etc.. Their job is to find out what might be lurking in the form of judgements, leins, or clouds on the title.(An unscrupulous seller would not share this information with a Broker.) That takes a certain amount of expertise that most Real Estate brokers are not trained for or licensed to do, and we do not have underwriters that will issue a title policy for us.

If you are looking at a Resale package over 100pts., you will need to check with the office because it is then based on the actual dollar amount rather than the point amount.

Are these still current or is this an offer that you have to request?

With the 50pt contract I put a bid on in December had closing costs of $322. :confused3

... Oh, I see... It looks like it was $262 + $60 for title insurance. I was never given the option of adding or deleting the title insurance.

I got ROFR'd anyway... Which was a good thing, now I have 150 pts. :wizard:
