Closing costs on buying direct

The savings are pretty significant these days between direct and resale though. For example, Aulani direct is $217pp (and $187pp at 250 points with incentive pricing). Resale is around $90pp, so over 50% off.

I'm guessing the average person (including me) is much more willing to spend a dozen hours or so to track resale and save $$. :)
Sorry I don’t want the hassle or the restrictions.

They can be but you still give up something for the savings.

For some, it’s worth it,,..for others, like me, it’s not.

Right now, things are passing quickly and it’s not taking that long but at times it’s taken 3 months and when ROFR was in full swing it took longer for those who didn’t pass.

Again, it’s indivual for sure but the savings and time of resale as well as the loss of use at RIV and future resorts and loss of whatever perks there are just aren’t worth it for everyone.
 
What every the closing cost to buy direct are worth it for the painless transaction.

48 hours for decision to buy, to having points in your account.

Disney fedexs everything to your with a prepaid return envelope.

Deed is recorded the day Disney gets the paper work back…

points are available, day of transaction

you can usually get last years points

I don’t know what anyone else thinks there time is worth, but some of the horror stories posted on here about closing being delayed and points not showing up as advertised ….
very quickly will burn up any perceived savings

In most cases the savings are exactly that - savings. A few oddball exceptions like wanting to get a particular trip in a short time frame but even then it may be more prudent to pay cash.

You’re in limbo and your money is frozen.

If Disney takes the contract, then you get to start the process all over.

If you get to closing and then have to wait for a undisclosed last trip you get to walk away or wait.

If you happen to be buying a contract that hasn’t been probated ……

Look at some of the horror stories that have been discussed here.

Most contracts close without issue, I get it, but if you get one that has issues ….

I believe you said you've only read some stories. By far the majority go without incident. I've had direct purchases take longer than resale and I've had direct purchases be royally screwed up. There's nothing stops you from taking a vacation at the same time because there's nothing you have to do while waiting. People do buy direct because they don't have the patience to wait. That's fair. As one who has had issues with 3 direct purchases I can tell you they can cause plenty of headaches. It also is rare but others have had issues too.

You sound like you certainly have the financial means to pay 2x the price by going direct to most quickly get your points. Good for you.

I'm glad there are multiple ways to become a DVC member to capture the two different markets -- people in your boat and people in mine.
 
Disney should waive the fees for closing. It is silly to me that they charge them. Resale I get it, but not direct…. They won’t though!

When I bought Riviera direct my net cost was less than resale at the time…….
