Very helpful. So anyone who buys the AUG-DEC UY will get current points plus another allocation this calendar year. FEB-JUN will only get one year's worth of points as we are currently in their 2017 UY. Question, though, how does this work with paying maintenance fees at the time of closing?
Normally, a member's Use Year has nothing to do with the payment of maintenance fees. Maintenance fees are normally for the entire calendar year starting January 1.
For a brand new resort like Copper Creek, there is a slightly different formula used. The maintenance fees are prorated for based on the latest of the following dates:
- The opening of the resort (July 17, 2017); or
- The first day of the buyer's Use Year; or
- The date of purchase.
If someone buys today and gets any Use Year, including those that "start" in 2016, their dues will be prorated from July 17, 2017 to the end of the year.
If someone buys on August 30, 2017, their dues will be prorated from August 30, 2017, to the end of the year.
It looks like Disney is having all eight Use Years "Start" before the opening of the resort on July 17, 2017, so #2 above isn't applicable for Copper Creek. But in Bay Lake Tower's case back in 2009, the resort opened on August 4, 2009 but the September, October and December Use Years did not start until 2009. Thus, September UY, October UY and December UY owners had their 2009 dues prorated from September 1, October 1 and December 1 to the end of the year, respectively.
EDITED TO ADD: Copper Creek maintenance fees start with calendar year 2017. There are no maintenance fees for 2016. Even thought the August, September, October, and December Use Year will have allocations labeled '2016', there are no dues for the months before the resort opens on July 17, 2017.
