Cancelling Contract Within 10 Days

I need some help. We signed a resale contract on 11-12-21 and had a few unexpected issues arise. My contract indicates I have 10 days from effective date (11-12-21) to cancel. Does that mean I have until the 11-22-21 or 11-21-21? Also, it states it must be in writing to the address provided. Does an email typically work in this case? Do people cancel very often? Thank you!

Follow the instructions. Send an email but also send a letter certified mail (so you can get the stamp date from the post office and a receipt) to the required address.

Send it ASAP, don't wait until the 10th day...


Wait, it sounds like tomorrow is your 10th day.
I'm not sure why you think there's a 11-11-21 date when you said you signed on 11-12-21 and that is the date it says it is effective

I am assuming this is with Disney direct? I would call your guide and leave a message, and then follow up with an email as well.

In the past that was enough. If you are concerned, I would also put it into the mail.

I meant 11-21 not 11-11. I didn’t know if they count the effective date as day one.

when I cancelled my resale contract within 10 days I sent an email, sent a certified letter and called.

Did you buy direct from Disney or via a resale agency? If via a resale agency, there should be instructions in the contract somewhere of how exactly to rescind. Generally you need to send a certified letter to a specified address. The letter doesn't need to be received within the 10 days but it needs to be sent within that time period, and sending it certified will provide you with documentation that you sent it within the 10 day limit. The letter doesn't have to be complicated, just say you're exercising your right to rescind contract # (or whatever identifying information is at the top of the contract) and make sure that everyone who signed the contract on your side signs the rescission letter (you and your spouse, for example). If you can't find an address in the contract, contact the resale agent you worked with (you need to do that anyway, right now) to get it, or send the letter to their address with a copy to the title company. The day after you signed is day 1, so tomorrow, Nov. 22, is day 10. Get to the Post Office ASAP! Good luck!

Yes.

That contract was destined to stay with me. The next buyer had lots of reasons they couldn't send the final payment when it was due even after giving them more time.

At times I've wondered if those two buyers look back and kick themselves. It was a VGC contract I tried to sell 10 years ago.

sigh of relief, just got notified Seller signed contract and its on the way to Disney for ROFR review. I was beginning to wonder if sellers had changed their minds.

It's 10 days from the day you sign the contract, not the effective/issue date.

I've backed out of two, and never had any problems.
