Cancellation of Reservations/Rented points

Apologies if I'm on the wrong board....have a question and can't find answer in a search engine....
Rented a vacation from a member..I then asked for 1 more night...would now like to remove that 1 added on night....at what point could my "landlord" cancel without obtaining a penalty for that 1 added on night?...don't want to bother asking here if there it's a big problem, and I'm asking her as I don't want her to get nervous and think I want to back out of entire deal...thanks!
And I do have a contract, which I would of course, abide by...but I would like to ask if it's not a problem for her....

That depends on your "landlords" use year. You'll need to talk to her. At 31 days it becomes hard for anyone to do anything, but if her use year is ending shortly, it may be too late for her to help anyway. If she borrowed points she may not be able to help. If she is past her banking window she may not be able to help.

A lot of landlords have no refund policies and won't consider helping. Some will cancel, but will keep a fee.
 
There is not an easy answer to your question. It depends on where your reservation falls in the owners UY, among other things. The owner can cancel anytime prior to 30 days before the reservation without penalty but that could still leave the owner in a bind if it is late in their UY.

If you have a contract, it should state when final payments are due, whether part of it is unrefundable, etc.

When I rented points out, my agreement called for full payment 60 days before the trip. None of it was refundable per the agreement, and as it turned out the reservations were fairly close to the end of my UY so I would have been in a jam if there were any cancellations, even of one day.

Communicate with the owner you're working with...how your situation is handled is really up to that person. I know it might be a bit frustrating to you but this is part of the situation you get into when saving money by renting points. It's not like a resort reservation, though many people don't get that.

thanks for the answers...it is definitely not my intention to cause my "landlord" any hardship....I will keep the reservation as originally negotiated if it is not possible for her to change, as that is what I agreed to...as I am 44 days out and she did borrow points for that 1 night. I obtained a fabulous and fair deal thanks to the info provided on the boards about renting...

That's an excellent attitude, and if the "landlord" had to borrow points to make the reservation, it would almost surely be problematic for her if you cancelled any part of your reservation.

While DVC is a great program with a lot of flexibility, it does have a number of rules that really reward the members to plan well in advance and minimize changes. I think it's great that you are taking the time to understand that...some people who don't understand DVC might think the "landlord" was being obnoxious!

Just called her and she said her "uncle would kill her" as he is aging and set in his ways. Explained to her it was not a problem and a deal is a deal! No harm in asking!
Anyway, I just wanted to say along the lines of your statement about learning the process....this board has been sooooooo informative. I don't post much...but I "listen". Reading this board, asking the right questions, getting the right answers...I believe once saved me from a potential problem deal....I felt confident about this deal because of the questions I asked and the answers I obtained. Renting reservations, or points, is a risk on both parts, as well as, a win-win situation. I saved over $1000 by renting this vacation, and used that money to add the dining plan, which I might add, I have never used because we have annual passes and didn't want to buy MYW tickets....another benefit of reading this board....
It is because of you guys in this "DIS" community that help to educate those of us who are learning the ropes. I consider myself fortunate to be a part of this community and certainly respect the fact that I must follow the terms of an agreement and would never feel like an owner is being obnoxious, rather I am getting something at a substantial savings and must abide by the terms agreed upon.
