Hello,

We live in BC and were considering buying into DVC. We want to purchase a resale contract and I was just wondering if any fellow Canadians have any insight into ownership that we may not know about.

For example, what are the logistics of buying contracts if we're in Canada? We've been told by Disney that we would be unable to purchase direct from home (we would need to travel back to WDW or DL to purchase), but what about resale contracts?

Also, how do you pay your annual dues? Would we need to open a bank account in the US or is a US dollar account at a Canadian bank sufficient?

Hi! We purchased resale and too live in BC. We just had to have all the documents and our ID witnessed at a notary here and send them to the title company in Florida, it was very easy. We pay our dues out of our US account (though the US subsidiary of RBC - we transfer funds from our US dollar account at RBC into the RBC Bank Georgia account - it is all done online and very easy), we have a US Visa debit card and I paid online with that. I am pretty sure you need to have a US account to pay your dues monthly with Disney or have them come out of your account, I do not think they can withdraw from your US dollar account at your Canadian Bank (but I could be wrong - that is just what we were told).

It was very easy and straightforward - just takes more time.

We are from Montreal and did not have to have anything witnessed upon purchase (back in Jan 2011).

We did have to have our documents witnessed when we added our daughters to the deed last year (as that is more like a sale transaction). As an FYI; we are close to the border and simply crossed over and went to a UPS store. Many of them have notaries on site that can witness these documents with proper id. It was fast and reasonably priced.
 
Purchasing rules vary by province. I think only Ontario and Alberta can purchase direct from Disney from the comfort of our home.

We bought resale very easily. Signed some forms, had the bank wire some money, and done. We are in Ontario but I think you can buy resale from anywhere in Canada without any problems.

I pay the annual dues on my Canadian credit card.
The exchange rate, no matter how you pay, is currently very painful.
 
I have two contracts. The first we bought directly from DVC after we returned home using an Ontario mailing address. The second was done resale using our NB address. We also did not need a notary for either. We did need a witness for something on the resale, but I just use one of my friends. For dues, we used to put them on our CIBC CDN Visa, Because the $$ is so bad right now we got a bank draft from our CIBC USD account and sent it by snail mail. We just happened to have enough cash in the account to cover then because I had just rented a chunk of points.
 
I'm in BC as well; Victoria. We bought all resale, no problem what so ever. Just need to get the final documents notarized. We have an account in the U.S. with RBC bank and maintenance fees are deducted automatically from it. We also have a RBC Bank Visa tied to that account as well. Up in Victoria we have a U.S. Account with RBC and have the two accounts linked so we can transfer money between them. The RBC bank account can be set up from Canada.
 
Thanks for all the input! I'm hoping the dollar rebounds before we're ready to make offers. All our accounts are at TD bank, so I hope their cross border plan is as easy to use as the RBC plan.
 
We are also in BC. We bought about 4 years ago when we were in DL. We pay our monthly fees and dues by canadian credit card no problem. The dollar is KILLING us right now though and we are thinking about selling. :(

I rent out some of my points and use that to pay the MF, that way I'm not worrying about the exchange rate.

We do exactly the same :). It certainly takes the stress out of owning!

i can repeat all these, easy simple, no stress, no dollar worry. But I bought when we were at par and above and resale was low.

I'm also in BC and currently looking at resale. Was thinking about maybe just doing it during our next Disneyland trip (end of this summer). Since we haven't been to WDW (and probably won't for a few years) does that mean we would make our 'home' resort the Grand Californian? Or Aulani? I'm just starting the research process so have been reading these boards like posts like a mad woman the past few days. All I've gleaned so far is that resale is the way to go, not direct from Disney.

Are there any extra costs involved in the purchase other than the asking price and closing costs? Do I need to worry about HST or any US taxes?

We live in Saskatchewan (hard to spell, easy to draw) and first visited WDW as guests of our DVC member DS & DDIL, over New Years 2012-13. We decided to sit through a DVC presentation and visited the model rooms and were very impressed. We decided not to make any commitment while there and, after returning home, did a bunch of research. We decided this was something we wanted to do and, as stated previously, only residents of Alberta and Ontario are permitted to deal directly with DVC. Once we decided to buy direct, we did everything through our kids, who live in Ontario. During a visit, in 2014, we added on and to do it while you are there is super easy.

As for Annual Dues, I used to just charge to my Visa (paying whatever the exchange rate was at the time). I have since got a US$ bank account and MasterCard from BMO and can now exchange money when the rates are more favourable.
