My family just put a bid in on this property:

Saratoga Springs 130 point contract. $68 per point. 24 banked points coming on 4/1/14 which need to be used by 4/1/15 and 130 points coming on 4/1/15.

First, do you guys think it is a fair buy at 68/

Second, I'm trying to figure out when, if we get the contract, we can borrow some of the 2015 points. I've done a ton of reading and due diligence but can't seem to get that point.

Last, can resold contract owner use points for RCI World properties?

Thanks, all! I'm really excited about becoming part of this community!

Personally I don't think it's a good deal but if it's the right UY and number of points, the cost may not be that out of line. If you keep looking you should be able to find a similar contract with a lot more points for a similar price. The good news is that you can borrow now for stays 1 April or after and they can be used for RCI. They need to make sure they're not paying ANY maint fees for 2014 even on the 24 banked points, even then they're overpaying by 3 months or so of the 2015 points.

Quite frankly, unless you need this particular number of points and Use Year I think you could find a better deal. The price is good but if you are anxious to use your points you should not be looking to buy an almost totally stripped contract.

I agree that you should not be paying any 2014 MFs on this contract.

Best of luck. :)

Thanks for the advice, Dean!
I agree with the point I think DizBub is alluding to, that it's often better to buy a slightly larger contract when in this range. There are a LOT more 150-170 points contracts increasing the likelihood of getting a far better price AND more points as well as the perfect UY for those where it's important (it is far more than many realize).

Yes, you could borrow points from the 2015 Use Year for reservations from 4/1/14 - 3/30/15. Resales purchases can also be used for the World Passport collection - just not for non-DVC resorts, cruises, Concierge Collection or ABD.

As for the price, with the 2014 points already stripped there are likely better contracts just around the corner for similar or larger contracts. I would certainly NOT agree to pay any maintenance fees for 2014 since there are no points available. With most or all 2014 points available, the price would be OK but if the number of points truly will meet your needs, this does get you a reasonable contract even at this price.

Good luck with your decision.

We will not be paying 2014 dues. We chose this contact because we want to keep the annual maintenance dues low and we don't need more annual points. I appreciate the real and honest feedback. I'm a little down but still think this should work for us. Thanks!

If you don't need more points, then you did the right thing. Those mid-range (110-140 points) contract are not that common, so if you are sure you don't need more points, it's worth to pay a small premium now to save on annual dues every year.

I wish you good luck with all the process.

Ok, now I feel bad. :( You clearly chose a perfect contract for your needs and hopefully it will be yours soon. You got a good deal. For you.

Enjoy your membership!

You're not paying dues on points you're not receiving, getting the size contract you want and paying a lot less than direct. Sounds pretty good to me! :thumbsup2 All resale prices took a jump a few months ago so with that in mind and considering that it's a relatively smaller sized contract I believe that price to be pretty much in line with many - maybe even most - recent sales.

No need to feel bad! I did a lot of research and think the price is fair now. I didn't realize prices jumped recently. Good thing we plan on keeping the contract until it expires! Thanks for the good information guys!

If it falls through, don't be in a hurry as the prices do seem to be coming down and will likely continue to do so for the next 2-3 faster than simply the marching of the RTU, esp for SSR.

As others have said, be happy if it goes through and move on if it does not.:thumbsup2

Less then two years ago, I posted that I over paid to get the contract I wanted (I paid asking price). It was 100 pt BCV at $75/pt. I would love to find that price for a BCV contract now.:goodvibes

Do you guys this this listing is a better value?

SSR, 70 pp, 150 pt contract, December use year and all 2014 pts still available.

Thanks for the input!

This one looks better to me although you will probably be required to pay/reimburse those 2014 MFs. But you will have access to points for this year that you won't have to borrow. I like the padding of the 20 extra points. ;) I love to be able to bank extra points too.

Did you rescind the other offer or did it not go through?

Not unless you meant to say the Dec, 13 points were available.
