Can a resale buyer negotiate closing date?

This is probably a dumb question but oh well I've been known to be dumb. lol.

I am wondering if a buyer can put an offer in and say we are offering to meet your price but we don't want a closing date til a certain date?

I see contracts where sellers cannot close until a certain date because they have a trip planned. However what if a buyer doesn't want to close til a certain date?

We want to buy DVC by the end of the year but I am committed to doing this finance free. I do not want a loan at all for this and this is a big purchase for my family. We are saving up and it is going to be doable but I am wondering if we see the contract we want could we make an offer ahead of time and say we can't close til a certain date (so I will be certain we will have the cash)

I realize that the buyer might not want to take it but at the same time if we offer a price they are happy about and they know when we can close (and will be under contract to do so) I am wondering if anyone would do it.

But, my biggest question is would it even be allowed? :confused3

I would suggest contacting TSS or another resales specialist.

If the seller was willing, you could rent the points for the current year and have the cost of that rental apply toward your overall purchase.

It would take trust on your side, and the seller's - but that is one way to put some money into the seller's hands now.

You could also set up an escrow account payable to the seller on the date of closing.

There are a ton of options - but I really don't think that a seller is going to accept and offer, and not pursue the sale immediately. They run the risk of you backing out - for a variety of reasons (resale prices plummet, the seller defaults on a loan, maint fee come due). There are a lot of variables.
 
The obvious answer to your question is yes, you can do that. Everything in a resale is negotiable.

You should also realize that the listing prices are just a starting place, and you may be able to negotiate a price somewhat below the asking price. You may be ready to pay in full sooner than you think.

As noted above, any time there is a lag between the initial agreement and closing, there is risk to both sides. So you may face some reluctance, but I think we're very much in a buyer's market right now. If I were selling right now, I'd be pretty flexible as long as the conditions were reasonable.

I applaud your approach, just make sure you don't stretch it to right with such a luxury purchase. As noted, you could that, however, I would wait until you know you'll have the money before making an offer. It'll be 6 weeks or so from offer to close so that should give you a good idea. You might also consider buying less points, it's pretty easy to stretch points in a number of ways. I also think you'll likely see prices come down in the next 6-12 months. Just make sure you know exactly what you want with your investigation now so that when you are ready, you'll be able to jump right in.
