So if my sister, who is not an owner, wants to buy a minimum of 150 points say at VWL, she can call DVC and buy them if they have them available? I thought this was reserved for already existing members. Hmmmm.....

I thought this was reserved for existing members as well. Does anyone have an answer for this or is this the wrong post to get this question answered? If it is true, however, that your sister can just call up and buy VWL for a new purchase when many people are on the wait list then why does Disney even have the wait list?

If all the members got together and took themselves off the wait lists then Disney may not have these price increases(again just thinking outloud).

It would be a lot easier for Roy Disney and Stan Gold to get a 100 % vote against Eisner.

Not to change the subject, but here's something I'm curious about: From reading numerous threads, it appears many current DVC members are on a waitlist for points at sold-out resorts. I'm surprised they would be offered for purchase to a potential member vs. fulfilling the request of an existing member.

This really hits home!!

I am a BC DVC member...and...on the wait list for an add-on!! And honestly..it is more stress than I've had during my 30 years of corporate life!!

I don't beleive DVC would "offer" a potential member a "new" BWV or BC or VWL purchase. Nothing personal..but..If I knew that..I'd be complaining loudly!!

I do beleive there is some type of prioritizing done for add ons...sure wish I knew what the rules really were??

It seems if you are going to do resale, it's probably best to get alternate financing, such as a home equity loan. The rate will be better than even DVC, and chanes are it can be set up very quickly.

DVC does make the process very easy, though, so I can understand buying from them (I did!).

Besides, the backpack is very nice.

Buying sold out resorts from Disney is possible. You have to go on the waiting list like everyone else if there is no inventory and you must purchase 150 points minimum. I am surprised to hear that people are being offered BWV points last week when I am waiting for 150 points at the BWV and have been since February 7th. but, I have also heard that sometimes inventory shows up on the system as available to the CM but is actually earmarked for someone on the waiting list. This is hearsay but as far as the offers to new members for sold out resorts, I have read this in several posts on these boards. My guide did tell me that my points should come through soon, I hope so.

The new member may not have cared what use year they bought. The existing members may be waiting for a specific use year. So it is quite possible for existing members to wait longer than a new member.

Something that Number 1Hawk said that was kinda passed over bears repeating.
Those of us who put our names on waitlist for certain soldout properties, drive the prices UP for those properties. Disney doesn't ROFR HH or OKW at $80 a point resale because there isn't a wait list for those properties.

For those who want to buy at sold out resorts...by paying DIsney $89, they do create an upward pricing drive for the resale market...If Disney can make a 'profit' selling at $89, they will ROFR points that are less than that, all things considered.

To compare $89Disney with resale is fairly easy:
For a resale offer: cost per point + closing cost per point + maintenance costs due per point - value of 2004 points, if available (I place a rental value of $10 per point on 2004 points). The 'artificial' loss on points is the cost to sell in the resale market for commissions and transfer fees the seller has to pay, meaning that those of you who SELL are selling through brokers who get a commission whether an outside buyer or Disney RoFR the contract and that too comes as a loss per point. If you buy extra points (say 100) through Disney at $89 and later choose to sell at say, $80...then with a 10% commission to be paid plus the 220 transfer fees that is over $10 a point so your net realized from those points bought at $89 is actuall $70.

If Disney had no waitlist and everyone tried to buy points in the resale market, I believe that Disney would ROFR fewer contracts. It is true that the selling price per point might drop a little so that BCV and BWV and VWL might sell at closer to OKW, but if the already owners were buying extra points at $75 and then later selling at market driven prices say 78...then the hit (from commission and transfer fee) wouldn't be so bad. Actually while I think NEW DVC owners might either buy from DIsney's newer products or the resale brokerages, OLD owners might try buying from each other and saving commissions.

I am not all that good with figures and I may be making some false assumptions here....but it does seem that waitlisting with Disney gives Disney the power to exercise RoFR and to make money off of DvC OWNERS who are trying to sell AND owners who are trying to buy MORE. Hmmm

I was in the same situation. I specifically asked for any use year at BWV. After two weeks of reading this site and 3 different people got BWV contracts with no wait list, I called and requested a new Disney salesperson. I was ticked that I called several times asking and each time he said he'd call me back. I got a new sales person and he called me in 2 days with a BWV contract. By then I had already bought resale.

When buying a resale don't you have to take into account when the original contract was issued? So if the person bought their DVC membership in 1995 then that would ten less years you would have to enjoy the memebership. Am I right about that and is that one reason why the older ones are so much cheaper? We are thinking about buying resale and we were curious about that.

I think you may be right, my sister called 6 months ago as a first time buyer and they had a BWV 230 pts and BCV 220 pts available immediately while people on this board were discussing waiting for ANY amount of points from these resorts. I think they have enticement points for people who they can't talk into buying SSR. Once they have you, they string you along for add-ons hoping that you will give in and buy SSR. JMHO!!
