Those of us who put our names on waitlist for certain soldout properties, drive the prices UP for those properties. Disney doesn't ROFR HH or OKW at $80 a point resale because there isn't a wait list for those properties.
For those who want to buy at sold out resorts...by paying DIsney $89, they do create an upward pricing drive for the resale market...If Disney can make a 'profit' selling at $89, they will ROFR points that are less than that, all things considered.
To compare $89Disney with resale is fairly easy:
For a resale offer: cost per point + closing cost per point + maintenance costs due per point - value of 2004 points, if available (I place a rental value of $10 per point on 2004 points). The 'artificial' loss on points is the cost to sell in the resale market for commissions and transfer fees the seller has to pay, meaning that those of you who SELL are selling through brokers who get a commission whether an outside buyer or Disney RoFR the contract and that too comes as a loss per point. If you buy extra points (say 100) through Disney at $89 and later choose to sell at say, $80...then with a 10% commission to be paid plus the 220 transfer fees that is over $10 a point so your net realized from those points bought at $89 is actuall $70.
If Disney had no waitlist and everyone tried to buy points in the resale market, I believe that Disney would ROFR fewer contracts. It is true that the selling price per point might drop a little so that BCV and BWV and VWL might sell at closer to OKW, but if the already owners were buying extra points at $75 and then later selling at market driven prices say 78...then the hit (from commission and transfer fee) wouldn't be so bad. DVC owners might either buy from DIsney's newer products or the resale brokerages, OLD owners might try buying from each other and saving commissions.
I am not all that good with figures and I may be making some false assumptions here....but it does seem that waitlisting with Disney gives Disney the power to exercise RoFR and to make money off of DvC OWNERS who are trying to sell AND owners who are trying to buy MORE. Hmmm
