Buying Sold-Out Resorts from DVC directly

Has anyone bought sold out resorts from DVC? I assume they resell the ROFR points they buy.

What was the experience like? Cost vs TTS? Was there a long wait? Would the points count as resale points? Or as if they were originally bought from DVC.

Is there much option for use year?
 
Disney gets their older resort points from different sources. Currently foreclosures and walk-aways more than ROFR. The Guides act as if they are penalized for selling older resorts so they don't make it easy.

Disney also turns older resort contracts over to Fidelity to sell on their behalf.

The points through Disney will always be at a higher price compared to resales. It's as if Disney's business model only has them selling new resorts. The points would be considered new with the original termination date. UY availability seems to vary.

I have tried to buy sold-out resorts from Disney, but for some reason or another, the timing wasn't right. However, a friend of mine just bought BCV points and it was very easy.

The points would cost more than resale ($115 for BCV versus resale of $85, for example), but

1) You would have them right away if available
2) You could use a credit card
3) You would probably get 2010 points for no MFs
4) The points count as direct points so would have all the benefits of a direct purchase
5) Closing costs are a lot less than resale
6) No ROFR waiting, and waiting, and waiting
7) You can get on a wait list with no obligation with a CC number

Depending on what resort you want, there might be a longer wait (VGC has 25 people on the wait list, when I last checked last week) or it might be instant (BCV had points in my UY to buy right away). There may be a lot of UY options or very few.

The best thing to do is to call. If you need a guide, let me know, mine is very helpful. Or if you have a guide already, they can tell you what's available. They really do want to sell the current resorts, but if you are insistent that you want a certain resort, they will be able to sell it to you if they have the points.

That's interesting. Whenever I've asked about it, the guide has happily printed me an offer for the resort I've asked about. There's always the "There may not be any points available there right now," speech - which is true enough. But there always have been. Both at the sales center in Chicago and at WDW.

Now, I did have one enthusiastic guide tell me (my having enquired about the possibility of an extension at BWV like that at OKW) that they would offer extensions at ALL the resort. I take that one with a grain of salt. OK, an entire tub of salted popcorn. popcorn::
 

We just bought a 70 point contract at OKW through Disney. I had left a message for our guide and received a call back the next day. I told her that I wanted a June use year - she looked it up and said that we were number 4 on the list. She took my CC number and said that when the points became available, the deposit would be charged to my card to hold the points and then she'd call to confirm that I still wanted them. If I had changed my mind, the deposit would be refunded and if I still wanted them, we could talk about payment methods.

I received a call from her about 4 weeks later saying that I had the points that I wanted and my CC would show the deposit. She also said that the paperwork had been sent. She was very pleased that she helped us get our points. I received the paperwork that day as it had been sent NDA. I called membership accounting and completed the sale and finalized the paperwork and sent it back.

All in all, it was a painless process and I never felt that I was bothering my guide with my small contract. She was always pleasant and willing to help.
 
The process of buying directly through Disney is easy and straightforward, and on the plus side, you would be able to use the points for the Disney Collection options...for whatever that is worth to you.

The big drawback, especially if you are talking about "sold out" resorts is there is a HUGE difference in price.

From another thread: ...here are the lowest prices on actual reported sales that cleared ROFR from the ROFR thread. I added the current direct base price, and a link is provided further down for all of the promotions.

WDW, in active sales:
AKV $65 per point - direct base price $120
BLT $86 per point - direct base price $140
SSR $48 per point - direct base price $99

WDW, "sold out":
BCV $77 per point - direct base price $115
BWV $50 per point - direct base price $115
OKW $45 per point - direct base price $101
VWL $55 per point - direct base price $102

"Offsite resorts":
HHI $46 per point - direct base price $80
VB $35 per point -direct base price $80
VGC $80 per point - direct base price $120

All of those prices were pre-3/20; ROFR clearances after 3/20 haven't been posted yet, but you'd expect them to be a little lower.

You find Disney's direct prices, including current promotional discounts listed here for both new purchasers and add-on purchasers.
 
It's hit or miss when buying "sold out" properties. I called today about a contract at VWL & OKW with an August UY. Points were available at VWL with an Aug UY but we would be #3 on a list for OKW with that UY.
 
We bought 250 vwl points a while back. It was split into 3 contracts two of which were put into our account straight away and one a few days later. We had a march use year, and was able to bank that years points even though we bought in February so was outside the banking window

Sorry to hijack but I have been looking for this specific detail in preparation for my "pitch" to DH: so if we buy resale direct from Disney, the current perks include the ability to use these points at all the same properties as "brand new from Disney" points right? Am going to try to waitlist for BCV UY Sept direct from Disney because that is where we will want to stay and we want to use the points every few years for Aulani. TIA!

There are only two ways to buy -- direct from Disney, or resale.

If you buy direct from Disney, you can buy either resorts in current active sales (BLT, SSR, ACK, or Aulani) or you can buy resorts which are sold out, but Disney has reacquired points through ROFR, foreclosure, or givebacks.

Resale means buying from an existing owner, usually through one of the realtors who specialize in DVC timeshare resales. As you see in my post above, those prices are MUCH lower than Disney's direct prices.

In the case of BCV, Disney's price is $115 per point, and I don't believe there are any promotions. I believe there is also a minimum 160 point purchase for new buyers, but click on the link I gave to be sure. The lowest resale purchase clearing ROFR was at $77 per point, but I think the majority of the BCV resales have been in the low $80's...so figure on about $35 per point higher if you buy direct.

Regardless of how you purchase -- direct or resale -- you can use your points at any DVC resort or for an RCI exchange and there is no distincition between the points.

However, resale points may not be used for Disney Collection (non-DVC Disney hotels or the Disney Cruise Line) or for Adventures by Disney. Most people here on the DIS don't think those are very wise uses of points anyway, but if they are important to you, that is a consideration.

As JimMIA pointed out even buying resale you can use the points to stay at any other DVC resorts which includes Aulani. If your plans are either to stay at BCV or Aulani then purchasing BCV resale will save you money. That's a good point to add to your pitch! :goodvibes

Click on the link in the last sentence of my post above with all the prices. That will take you to a page that is updated frequently and will be more accurate than any of our guesses.

The 70 point add-on that I mentioned above was $90 per point. No closing costs. The price was quoted a little more than a month ago and we bought the contract about a week ago. This was for the extended length OKW contract - 2057.

We would probably be buying 200 - 300 points and the extra $5 - 10,000 to buy from Disney may not be worth it.

WE have been DVC for 10 years and never used points outside DVC resorts.
