Just saw one listed at 93 today, that got scooped up real quick
I saw that, it was a 200 point contract, Feb UY, 194|200|200 (24|25|26). That's an excellent price! Does anyone know if *************.com (where that was listed) updates their sold listings with the actual sales price? Curious how much that typically varies from asking price. I assumed they were pretty close, but I guess I don't really know. Also, I wonder if that will pass ROFR. One thing to consider about price per point is whether the contract is stripped and the size of the contract. Since I wanted a smaller contract, I knew it was going to be a little more. I just wanted less risk/investment and to try to buy close to what we would reasonably use, not just get a lower price pp.
You should go in eyes wide open that you have no idea what a restricted resort like Riviera will be worth on the resale market in 20 years. Other timeshare developers who have adopted resale restrictions like Disney has have seen their resale market plunge to less than worthless. So long as you are ok with this possibility and are buying to use, enjoy!
Definitely eyes wide open to all possibilities! Like, I have even thought what if s**t hits the fan and WDW is nothing but a dilapidated relic of a resort in swamplands due to climate change? My active imagination (anxiety?) usually has me pretty prepared, *especially* for the stuff that probably will not happen. On the plus side, I have been gifted pretty amazing luck in life, so things usually work out. I just tend to overthink, lol. Also, I have looked into other timeshares and most of them, IMO, are pretty worthless. (Maybe even worse than worthless, a continued burden that can't be escaped.) From all of my reading/learning thus far, I'm convinced
DVC is sui generis.
One can only speculate, but I can’t see RIV resale plunge to worthless. It’s a desirable resort and folks are already buying resale with the intention to only visit RIV. Other timeshares aren’t really a fair comparison given Disney is Disney. Unless Riviera deteriorates or becomes less desirable to visit (highly unlikely given Disney standards), then I wouldn’t make any bets on demand to flatline for the resort.
My suspicion is resale will be VERY difficult to purchase as a consumer once RIV is sold out. Disney will scoop up most if not all resale contracts during ROFR and sell them for more than double as direct.
Fingers crossed your prediction is correct! Then I'll be faced with the dilemma of owning an appreciated asset and wondering if I should cash out... Probably when that happens I'll be sooo rich that I won't care to sell, because what would I even do with that money, since I'd have so much already?! Like I said, active imagination.
