We have two contracts (100 and 60 points) with AKL since 2009. We love AKL but have also stayed at BLT and BWV. With having 160 points direct DVC sale, is there any risks with going resale and which resorts have the lowest maintenance fees currently? Just joined this board a few days ago and it is amazing!

BLT and SSR have the lowest rates at $6.40 a point. The only real risk is having Disney exercise ROFR which means you lose nothing but time and have to find another seller.

Newest restriction: Any resale points you buy at this point cannot be used at Riviera (and presumably any new resort going forward).

Plus the old restrictions : No Concierge or Disney Collection, etc.

If I buy resale grand Floridian points to add on to my current points, I would be able to use my current direct points (130) at any DVC resort at 7 months but the resale points (130) at only the original 14 correct? But would be able to use my 260 Grand Floridian Points at 11 months?

Correct.

I’m attracted to the Riviera Resort with it being an epcot resort but the price tag plus resale value are huge turn offs for me. If I do buy, it is because I don’t ever plan to sell. I get caught up in the what is my life going to look like in 20 years when my kids are away at college.

Basically any Disney property resort worldwide + cruiseline.

And basically bad use of your DVC points. You are better off renting you DVC points and book those kinds of stays with cash, you will come out much better ahead.

I understand renting is not for everybody, but with DVC Points Rental brokers out there, it's much easier than you think, from everything I been reading on this board.

Right. Case and point, a night at Coronado Springs might be 22 points...10 points more than BWV and 2 more than VGF.
