buying from DISNEY or Resale?

what are the advantages of buying from DISNEY rather than resale? If i were to buy now through DISNEY, with a use year of say november or
december would i also get 2008 points as well as 2009? Can you pick your use year? I am looking into buying DVC points soon so i need information from someone who has compared the 2 situations.

There is no November Use Year, so the only way to get 2008 points thru DVC directly is to purchase a December Use Year. With a resale purchase it's possible to find contracts with points banked from 2008 - but it's also likely to find stripped contracts with no banked or current points and possibly even points already borrowed from the next Use Year.

Any direct purchase will come with all current points intact and your will also get the points renewed with the next Use Year. For example, you could purchase with a February Use Year and get all 2009 points, bank those and also get 2010 points on February 1, 2010. DVC has been allowing banking of current points beyond the banking deadline.

Be sure to do the math with any purchase.
 
The one advantage to buying direct from Disney is that you do not have to worry about ROFR and points are there instantly. With that being said buying resale will offer a couple of significant advantages. The first is that the cost of points especially at OKW are considerably cheaper which means you can get more bang for your buck.The other advantage is that you can get sold out properties currently unavailable from Disney. Like PP stated be careful when purchasing resale that the contract is not stripped. We searched for several months before we found a contract that had the previous years points as well as current and future points available. The agent you use for your resale will be able to help you find the perfect contract if you are patient.Good luck with your decision you will make the right choice if you take your time.
 
We did resale and were able to get a specific amount of points we wanted at a lower point price. We also got at extra 40 remaining points that had not been used by the owner. The catch was that after ROFR, we had to wait 4 months to close at owner's request (taking one last vacation). We did not care. We considered point cost and annual dues. One piece of advice - don't finance either one. Whether you go through Disney or resale, if you can't pay it outright, then it is not a good deal and you may regret your choice, i.e., vacation, which is never a good plan.
 

With the glut of resales on the market, I was kind of secretly wishing Disney exercised ROFR on our contract because I think we paid a dollar or two too much. Oh well. The point? Resale really is the way to go. We saved 25%.
 
If you want BLT or VGC as your home resort, then going through Disney is your only real option at this points since resales at these resorts are few and far between.

Neither one of those come with 2008 points, regardless of your UY as they did not open until 2009. BLT started giving points with a Feb UY and VGC starting with June UY.

However, from a price standpoint, if one of these resorts is not your preference, and you are okay with other resorts as your "home", going resale will save you a lot of upfront money over going with Disney. It will take longer and you have to go through the ROFR process, but if you are not in any rush to purchase, this is a great way to go.

If BLT is your choice.. go to Disney direct. Otherwise go resale. It will take 4 weeks longer, but you will save 10 - 30% off. You can get 1-3 yrs worth of points already in the contract and especially with SSR you will lose 30$ plus a point for buying direct. Last check SSR was 100$ ish a point new and passing ROFR about 68 + or - a few $ and INCLUDE a free vacation or 3. Make sure if you are looking for a VK soon, you put enough punch in your offer to pass ROFR. and extra 2 or 3$ will still save you 20+ off Disney price and stop from wondering everyday if it passed or not. IE if you are bidding on SSR go for 70 or 71 with extra points banked and such, instead of a stripped contract for 65. More likely to go through and less frustration. If you are financing (not recommended) Disney's financing can often has standard home financing tax advantages. Aside from cashing out on an equity line, resales are not. (I am sure you will not make 30$ a point in tax advantages) but still little to no reason to pay more for direct.
