Buying from Disney or Resale

I am at disney looking at buying my first DVC membership. With current incentives there is about a 900.00 Difference from resale to Disney. Is it worth the difference to go resale? The most I am worried about is losing to ROFR and then having SS sold out by the time that happens. Also will resale prices for SS go up when they do sell out.

There are advantages buying direct....for instance you get your points right away for booking & you can finance through Disney. Buying through a broker can save some cash but make sure the contract isn't stripped and if you are confortable with the time of ROFR than save the $900 and go for it. As far as resale values, well who knows. SSR is a large complex that may always have some inventory available unlike the smaller resorts such as BCV where demand is high because of location but the inventory is low. So I would assume SSR resales value will eventually decline once its sold out just because of the size and the potential amount of resales that may become available.

as stated, DVC will continue to ROFR SSR contracts and will still have SSR inventory available after it is officially "sold-out." (just as DVC has BWV and OKW pts available for direct purchase even though both have been officially "sold-out" for many years.)

The price difference is after all closing costs are added to both. Disney does charge closing costs now. About 250 for a cash deal

Buying resale for us was a big headache, as the seller had 3 owners at opposite sides of the country who had to sign papers, so all the steps took a long time. We bought resale and were having second thoughts after the 4th month! It usually doesn't take that long but it did for us. We were saving at least $2300 from retail so in your case it is even a harder call if it is worth it to you.

As long as it is apples to apples I would do the resale. I don't think there will be an immediate jump in price when SS sells out.....and you may very well know if you pass ROFR before that happens. This all assumes that you're willing to wait 6-8 weeks to have your points. $900 will go towards quite a bit on that first DVC vacation!!!:thumbsup2
 
We bought resale though the Timeshare store. The big advantage for us was that we had our choice of any resort and any size contract. Once we decided, Jason got us what we wanted and the sale went smoothly. We didn't let the ROFR business bother us because we knew there were plenty of other sellers out there if we needed to make a second go at it. Also we were not in a particular rush to buy the points. When you buy resale, you often see contracts where the current years points have been used by the previous owner (i.e. the contract is "stripped"). You have to figure out what the value of these missing points is and take that into consideration when deciding what price you will pay.
 
Well My wife is not one to wait so we just closed on 210 points at SSR.
She also wants to use some in September so I figured it was better to do it now than wait for later.

I hate to tell you this but if you bought 210 points....your savings should have been around $3000 savings...not $900
