Buying direct and UY points

My current UY is August

I understand that if I buy direct in July I get the 2020 points and 2021 points.

But if I buy direct in September, I assume I only get 2021 points?

Correct....you get the current UY points for that UY whenever it is that you buy.
 
Just so you know, that if you are buying a sold out resort, they do not always have points to sell you.

While they can change a UY of a contract, those contracts would still need 2020 UY points with them.

Now, if adding on at RIV, AUL, or even CCV...assuming It’s not considered sold out...it won’t be a problem.
 

We are still looking at buying the minimum number of points direct (new owner). Do all 125 have to be on one contract at one resort or could they be split among 2 resorts. If they could be split does the $5pp discount apply on 150 if both resorts offer it?

If purchased at the same time it might work depending on your mix of resorts. RIV+AUL would be compatible. Some sold out resorts have no incentives at all, the discount above is the current one for SSR

Just to add that I have read that for new owners, at the new resorts, 100 is the minimum contract,

And, if you did split and ever sold, you’d fall below the 125 which means you’d lose the blue card and then need to purchase the new minimum.
 
Wait 100 is the minimum now? If true this is a very recent change. Yes good point on the fall below minimum.

Sorry...to clarify, it is the minimum to buy for a new owner In one contract for the new resorts . Still need to reach 125 to get the blue card.

Can't comment on the discount question but the total 125 direct points can be a mixture of contracts. I initially bought 75 SSR and then added 50 BLT to get my blue card. And I was able to buy small point add ons because I already own a resale contract. My guided did mention she had to check to make sure they have my uy available but they were all available when I was ready to buy.

I think the question was whether doing it would allow you to reach the level for discount off purchase price, not the blue card.
 
Where can I find info on incentives for SSR direct purchase?
The prices aren’t listed on DVC website but other forum users have managed to get the following info, the standard direct price is $165 and then these are the current discounts,
150-199 $5 off, 200-299 $10 off, 300-499 $15, 500-999 $25 and 1000+ $35

For current members add another $3 to figures above.

This is correct for SSR. Discount also applies to Poly but not to AK which are the other 2 properties we asked our guide about. Just checked in with him yesterday. We are still sitting on our cash waiting to see if the benefits come back or not.
 
If you’re buying Saratoga then 500 points would be $147pp after discount.
i would probably buy in 3 chunks to keep the future resale value up.
We did exactly this with our Riviera purchase. Four smaller contracts. It should help to keep the resale values up should we choose to sell. If we don't sell, we have four kids should we decide to hand on to them in the future. Option 3 of course is that we retain them.
 
Also, you won’t pay MFs on the 2020 points, and the 2021 MFs will be prorated, which is nice.

I’m sure you’ve thought this through, and I’m certainly not telling you what to do, but I would really suggest taking a few trips with those amazing buckets of points and seeing how it goes before buying more. As an anecdotal example, we have points at multiple resorts, many of which would be considered “premium” by rental companies. The one my family is adamant about staying at almost every trip lately? Old Key West...where we don’t own.
