Buying direct and resale at a restricted resort

I know at WDW that currently means Riviera. I had thought about purchasing resale points at Riviera but felt the restrictions basically meant there was a likelihood that the restrictions would a good chance that you are left with points that would go unused.

Would a solution to that to buy a small direct point Riviera contract as well as a resale contract. You would make your reservation using resale points and then use whatever number of direct points are needed so that you are not left with any orphan resale points?

Whatever number of direct points are left can be used at any resort so you have little chance you are unable to use them.

IMO this is the best way to do it. Personally I would get a larger direct contract and then use a smaller resale contract at RIV to supplement. Once I'm 99% certain I'm going to go on a trip to RIV, I would strip the resale contract of as many points as I can so that way ideally I'm using the entirety of the resale contract every 3 years and reduce my chance of stranding points.

I'm considering doing this down the line with 350 direct RIV points and 100 resale to guarantee having enough points for a 2BR every year for a week.
 
My resale RIV are with some of my VGF direct points and it works great because, as you say, I have points thst can supplement if needed..

But I also have my direct RIV points are in the Aug UY with SSR points for different trips.

At one point, I had resale BLt with them and it didn’t work at all…so I sold them.

Because of the way I have it, it allows me to use all my points and strand nothing!

Even when I had to cancel my January trip because of my dads passing and had some banked RIV points thst needed to be used, I was able to use them the following month for one night in a GV because I had VGF to supplement!!!
 

Why larger direct as opposed to larger resale?
Just personal preference because it's a lot easier to fully strip a contract with like 50-100 points vs 300 points. If I bank and borrow 100 points, at most I can get 300 points every 3 years which is typically good for a 2BR for most of the week. If I bought a 300 pt resale contract, then that means I either have to go to RIV every year and spend almost a whole week there each time to use all of it or blow it all on a weeklong grand villa stay through banking and borrowing (which doesn't sound too too bad :P). I typically only vacation for a week at a time and as much as I love RIV I don't necessarily want to stay there every trip. Having the direct contract larger allows me more flexibility. It allows me to supplement the direct RIV points and get some of the savings of resale without really overcommitting to one resort. I can still book RIV more times if I want, but I still reserve the right to switch to another 2BR/GV at another resort.

Just browsing the blogs on a well known resale broker website and the following appears under the ‘Resale Restrictions’ heading:

‘Thes restrictions affect resale owners unless you own a minimum of 150 points directly from Disney. This is why a lot of savvy owners add DVC points to their current membership on the DVC secondary market. This way they don’t have restrictions and can save money’

Surely that’s incorrect… or am I missing something?

Yeahhh that's wrong. The points are restricted, not the membership. The 150 direct minimum only applies to being eligible for benefits. Resale points bought post January 2019 are all resale restricted in one form or another.

What they may be alluding to is that those direct points are good everywhere and so an owner has unrestricted points for times when they want to stay at places for RIV, VDH and future resorts but then save money buying resale for the additional points which are valid at all the O14 resorts.
