Buyer not returning closing docs??

These resale companies are churning contracts right and left. You absolutely do deal with a licensed real estate broker during the offer/counter offer process (it's the law), but once you sign on the line which is dotted, then the process moves over to a "concierge" team member, who is simply the paper pusher/facilitator of moving the process through the remaining steps. Calling them the "concierge" just makes you feel like you're getting some level of bespoke service, when it's actually just someone who would normally be referred to as an admin in most other office structures.
oh I know the service is not actually concierge, just what they named a fancy middle man of this company
 
the closing company basically once they got my docs claim the concierge (fancy middle man at the company we used to sell) would be in contact once we close. the board sponsor site we sold thru uses magical vacatiion title and then some concierge service as a contact middle man?? not sure but this has been a pain

Buying and selling via thst broker gets you someone who is the main contact person after you get into a contract.

They have dedicated people who do that now for all buyers and sellers.
 
asked for follow up on the buyers again, waiting for a response. They still have not returned their closing documents.... and the clock it ticking closer to closing date.
 

ok if the DVC closings are closed aug1-10 what does that mean for us while waiting for the buyers to send in their stuff and our deadline for closing is aug17th? Waiting for an answer but figured asking here someone may know ?

Where did you here the offices are closed? But if they are not doing transfer during that time, then things will be delayed in terms of setting up memberships.

In 2021, Mason, the title company who I was buying from at the time, would not even close it until they opened back up.
 
Is the contract closer to loaded or unloaded? This could play a part. Buyer might have first trip planned over a year from now, and feeling no big hurry as long as they finish before deadline.

Any update on this? I'm in the same boat just a little. I accepted and offer to sell and the buyer hasn't returned the signed contract. Must be going around

nothing. just waiting at this point until the closing date in our docs that we signed. Im done asking the concierge. Good luck to you! but dont wait, if they arent signing then ask broker if you can go to next person if there are other offers
 
this whole process started June 7 when we got the call with the offer, we countered and accepted within 20 min, june 8 signed docs and june 9 went to rofr. I just want it all over! never selling again. next contract we are buying we insisted we didnt want magic vacation title and we will use to contract till it expires in 2042!
 
aug 17th is coming fast!!! still havent closed.
WOW... and if they still haven't signed, I don't see how everything can possibly get done by Thursday. If they weren't going to follow through, would have been nice to say something before now if you have to start all over again. Keeping fingers crossed for a miracle!

they signed the first purchase and sale docs back on june8, sent to rofr june 9, passed june 23, got closing docs july 17, we returned closing docs july 18 and since then has been crickets...
 
Have you actually contacted your broker to verify the buyers haven’t sent the closing documents?
yes and the response was that this is totally normal!!!! and some buyers wait till last minute.... what a crock of sh*t.
