Buyer not returning closing docs??

Your story is not right and if I ran a company and this was the “norm” I would be ashamed and embarrassed !!!

Just a thought. Many title companies did not close contracts during the time MA was shut the past week.

So honestly it does t really matter even if they returned them last week!

Again, it’s possible it was just a comment to help not have someone worry.

Like “oh, buyers taking extra time is perfectly normal”. You have plenty of time to get it closed on time.

I am sure they tell buyers the same thing if a seller is taking their time.

Brokers and title companies can’t force a buyer or seller to speed it up so why rush to worry someone va reassuring them during a time when nothing can be done.
 

My bid passed on July 26th. Paperwork and wire sent in on August 3rd. Here we are on August 15th and the sellers have not signed. Magic title claims it is perfectly normal for a seller to wait as the deadline is September 7th. I have sold dozens of residential properties throughout the years. Not once did I delay signing off on the closing documents and collecting my money. Weird

it is weird, sorry for your wait! In our case we were the sellers and had everything
done quick, we will never use that title company again. good luck!!!!

It happens. It took us a little over a week or so to get them signed as sellers once.

I had a seller in the Navy who took about 3 weeks and a seller who was dealing with a terminal illness that delayed things.
 
My last contract the sellers took around a month to sign the closing documents. I’m just glad it closed before the price of VGC shot back up.

We have no clue what the hold up was, maybe if we were told it would have made the wait easier. we just kept thinking they changed their minds. the almost a month after rofr to get the closing docs made it worse. but its over now! waiting for our check to come by fedex!!

It’s very possible that whatever the reason was was private and asked not be be disclosed.

Just glad it’s done!!!
 
Yeah beside people may be going through something, some might just be lackadaisical, in no particular hurry, they’ll get it done before the date. Maybe it was Crush from Nemo lol. Gnarly!
 
When we bought we were buying from Scotland and had to make an appointment at the American consulate to get it motorized. Has to wait 4 weeks for the appointment

It still requires signatures. I think most have online e-doc signatures for the buyers now. I know of at least one that will do e-notary for the sellers but that wasn't the delay here.
 
I'm almost wondering if the broker is sitting on the docs for some reason....
I can't come up with great reasons why the broker would do that .....

Nothing other than the buyer is backing out or the broker has failed you somewhere is making any sense right now.

Sorry you are being put though this, I know I would be losing my mind......and temper...
Also - the title company handles all of this, not the broker once the purchase agreement is done. Broker couldn't sit on it nor would they have any reason to as they are also waiting for their $$$$'s,
For the most part when concerns like this have popped up it has been an issue with not meeting expectations vs not meeting the contract deadlines,

Sometimes people are unavailable for whatever reason. The seller has no idea when a contract will sell, when ROFR will be done, when the closing documents will be ready. With a house it's much more straightforward as there is rarely ROFR.
I often comment that one time I sold the closing documents arrived during a vacation to WDW. I spent 1/2 a day getting it signed and returned. And I'd never do that again. It was well within the contract deadline and would have been well within the contract deadline had I waited another 3 days until I returned home. And this was back when the deadlines were more like 45-60 days.

Got the email today letting me know the seller signed off and the deal is complete. Email states I will see the new points in my account in 30 business days. Finally!!! Phew
