only problem is that you might haveto wait awhile for that to happen. more like 2030. I can't see there being too many VDH resale listings anytime soon. Even more difficult finding a small contract that might fit your UY. But I agree with you. VDH resale isn't immune to market pressures.I think VDH resale could easily fall
Lower than that-no ROFR to
Prop it up. As I’ve said before, I’d definitely pick up some VDH resale points. I already have VGC and I’d be happy to use both for my DL stays.
A pain for sure. For what it's worth, we never grab breakfast at any QS in Grand Cal when we stay. A QS breakfast for 4 would cost $50+! We are happy to make our eggs, spam, musubis, and pancakes in the comfort of our huge villa!
I like where you're going with this. I don't think VDH resale will be the same as Riviera resale, considering there will only be 2 DVC resorts in Anaheim, vice 11 in WDW. Sure both resorts' points will be restricted to only one resort. But the sheer lack of options in DLR has to make a difference. Having said there, there are so many variables including direct price, points chart, etc. Simplistically, I'll say VDH resale will be listed for $170pp in 2025, since direct will probably be around $250+pp. I think that's a fair price gap between direct and resale.
WRT to how much would I pay for VGC unrestricted? I don't think VGC resale price would change much since VGC resale is already de-facto, self imposed restricted, since no VGC owner in their right minds would use VGC points to book anywhere else. I personally am done buying VGC so I'm the wrong person to ask. Keep it coming though. I like this scenario.
While nothing has been officially announced yet, I think it's safe to assume that VDH studios WILL have microwaves, mini-fridges, and small kitchenettes. That's what the "villas" part of DVC is completely about, home-away-from home amenities. If you're talking about VGC studios? then yes, they have all that.I'm sure I could look around to figure this out but I may as well ask here too. Do you know if the studio villas have microwaves/toasters? Or if they have a real mini-fridge or just a beverage fridge like in the regular rooms? We were in a regular room last week and ate breakfast at QS every day and even for 3 people it adds up fast!
Can you explain what you mean when you say no one in their right mind would use VGC points anywhere else? We are thinking of buying resale (probably around 160 points since we only travel once a year or every other year and would likely stay in a studio.) But we are thinking once every few years we'd maybe go to WDW or Hilton Head or something with our points. Though obviously the main reason for points would be for VGC. We just know there are some years where we will want a break from Disneyland.

Agree 100%. About half our points are VGC and they are exclusively for VGC or renting out. As for the self-imposed restrictions of VGC, not EVERYONE practices it. But buying VGC resale will cost more than any other DVC resorts by tens of thousands of dollars. If you were to break down the math, it makes more sense to rent out your points than to use it at another resort. Of course as an owner, you have every right and liberty to use it however you want to. Personally for me, I can't stomach it, knowing how much more I paid to own VGC. VGC is a teeny tiny boutique resort, highly desired, and EXTREMELY limited in availability. There are no other DVC resorts like it, not even Beach Club. 7 month availability is rough at ALL times of the year, especially for studios. It's the pinnacle of Disney scarcity. But like I said. Everyone uses their points differently and I cast no judgment on those that might want to use their VGC points to stay at OKW. But it doesn't mean I won't cringe.
Ok. I'm usually not a stickler about these things. But your "VGH" REALLY bothers me.I will be very interested to see the quality of the rooms compared to whatever remodel VGH gets.
As for this, all things are possible. But I'm not counting on it, at least not for another 20 years. By then, I'll be too old to care. Besides, Disney is broke as s&it! They have no money to expand the parks or build new parks. It's all pipe dreams.I also wonder if BIG BlueSky ideas put more parks closer to the hotel within 10 years. (Encanto, Coco, villains land!)

thanks. If we end up buying VCG I'll definitely need to figure out the renting process for years we'd want to go to WDW.Agree 100%. About half our points are VGC and they are exclusively for VGC or renting out. No exceptions.
Good catch! Trying to type on phone keyboards can be tricky. Corrected via edit.
I was watching a ************ episode and they indicated that management gets that if you are going to restrict park capacity with the reservation system then the only way to increase profits and hotel occupancy is to grow the total capacity with new rides or new parks. The Disney Dish brought up that Universal paid for the theme park expansion in 3 years based on Butter Beer sales alone.
I wouldn’t be surprised to see Disney start to do something once we get through whatever rough patch may be ahead of us and streaming stops dragging the company down. China lifting its zero Covid policy should help the bottom line for parks and movies as well. I could definitely see a new CEO wanting to make some sort of legacy like stamp on the company.
I think of VGC and VDH as not just for me, but for my kids and grandkids…. so I enjoy thinking about the possibilities.
VGC will still be the premiere property, being closest to the parks and having a direct entrance. VDH will also have more availability.
Bingo, VGC is officially in the bubble, & avoids security every time you go in or out of the hotel into either park or even just Downtown Disney for dinner. DLH isn't any closer than Harbor, nor does it avoid security.I agree that is likely Disney's assumption. My issue with that is it requires you to go through the Downtown Disney entrance security which can be slow (especially in the morning prior to park opening) . DLR security checkpoints still aren't streamlined like WDW's- every stroller/bag is manually opened and searched. This limits your true grab and go/quick service options to DLH's Tangaroa Terrace and Coffee House (which currently closes at 6PM).
You go through security when heading from VGC to DL. It is in the breezeway between the hotel and DTD. You also go through security when heading from VGC into DCA. It is in the breezeway between Napa Rose and Tenaya Stone. So you're going to go through security heading to either park or DTD when staying at either hotel. A shorter line headed to DCA for sure, but you're still not avoiding security (and on busy days, the line to go through into DTD/DL can be longer than the line at DLH as there are only two lines possible).Bingo, VGC is officially in the bubble, & avoids security every time you go in or out of the hotel into either park or even just Downtown Disney for dinner. Yea, agreed - we've gone through security leaving VGC many times, whether to DTD or CA.You go through security when heading from VGC to DL. It is in the breezeway between the hotel and DTD.

I think once more people get wind of that entrance, it will become a log jam worse than the others. It's "advertised" as the back entrance for Pixar Place Hotel (even says so on the sign), but any guest with a Pixar Place, Grand Cal, or DLH key card can access it.There is also a security check at the “back” entrance to DCA next to the DVC villa wing.
Hmm, Well sh*t. I guess not lolYou go through security when heading from VGC to DL. It is in the breezeway between the hotel and DTD. You also go through security when heading from VGC into DCA. Yes, you can get into any of the hotels via car and avoid security, but like at WDW resorts, you need either a hotel or dining reservation. But access to DTD or either theme park can only be done by passing through security.Hmm, Well sh*t. I guess not lol
I always thought that would be a great perk.... and now that i think about it i wonder why.!? Can you get into the hotel by avoiding security? (maybe by car?)

Well, not to avoid security altogether, just on the daily in & out of DTD to the room, etc. Once you're in the bubble it would seem you're good to go, but i have never driven to the hotel, so i guess it just didn't cross my mind that they're not going to search you going into the hotel. lolIt wouldn’t be very secure if there was a known way to avoid security…..
You do not have to go through security to enter a hotel, but you do to get not Downtown Disney or either park.

Would be nice to avoid security on the daily, once you're already "in".
I meant if arriving by car. Obviously you can just walk in (although not off the street as there is a key card gate in the sidewalk), you just need to walk in from DTD or DCA. You just need to park in Simba or one of the structures. You don't need a hotel or dining reservation to wander around the Grand Californian. You just need a key to get into the elevators after hours as well as into guest-only areas like the pool.
