Buy now, use in July?

Hi everyone. We’ve been thinking of buying resale for quite awhile. I’ve done lots of research, know what I want, and have funds now to do it. We already have a trip booked July 27 this year. My question is if I bought DVC now, is it reasonable to think I could use it for the July trip? Or is that cutting it too close with ROFR, settlement, etc? Would appreciate feedback.

It is going to be tight!!! 45 days is if all goes perfect. that is the very short side. it's possible but slim.

also i don't know how "trading goes" because sounds like you have a cash room and there isn't current dvc availability. maybe they make exceptions or can transfer to points?

i would say very unlikely.

I expect if things went really well, you'd be looking at 6-8 weeks maybe to get through ROFR, close, and get points into your account. And, of course, that assumes Disney doesn't grab it! But if you already have a trip booked, how would you use the new points? To extend a trip longer? If so, availability might be an issue only a month or so out. Good luck!

That’s kind of what I figured but thank you very much for confirming. Don’t want this trip to be stressful. Also don’t want to force timing on DVC unnecessarily. Thanks again!

We are in the same situation (booked for July 24 in a cash room) but we are on day 32 of ROFR... I'll be surprised if we can even use our points - assuming it even passes... Seems like ROFR is pretty delayed right now - lots of people are beyond 35 days and still waiting.

To give you some recent perspective, our offer on a VGF resale was made on Valentine's Day.

We only just got news it had closed last Friday. The new contract is listed on our membership but not the points as yet. We haven't gotten closing documents.

So, that's about 9 weeks from start to near-finish. The broker told us it went speedily as much backup as there's been at the various points of the process due to covid.

Last year when I joined DVC/purhcased resale, I made an offer on a contract in August, passed ROFR and closed in September, got my points loaded in October, and was able to make a reservation a 4 night stay in November for a 2BR at Saratoga Springs (those points were going to expire at the end of November). So, it's possible, but as others have said highly unlikely and be prepared to stay at a place like SSR.

Joining via Direct Purchase would make a July vacation a certainty - SSR is wide open and July is within the 7 month window so it wouldn't matter which DVC venue was purchased. I've never purchased resale but IMO a very motivated seller and title company would be needed.

We passed ROFR today - day 42 on a BCV contract we are selling. Long process and there are still many weeks to go before closing. Then the new buyer will have to wait more weeks to get access to those points.

It's really hard to know but I would lean on the side of this taking longer (assuming you are not buying direct). We put an offer out into ROFR on 3/31 and we are still waiting to hear if we passed or not. Our broker told us we could have the points by July if we passed but I am losing hope. Good luck with your process!!

I have a similar question about marathon weekend. Clearly that's a tough weekend in general. We have a cash room at Pop, staying Friday through that Tuesday. I was hoping maybe we could find something on points for maybe the Sunday/Monday night assuming some folks leave. Any chance?
Oh-- I'm a week into ROFR at CCV.

Anything is possible. It just all depends. Things do change. The good news is that once you have your points and can book, you can waitlist and stalk to get something!
