booking FP+ without park tix?

We are in a bit of a quandary. We already have resort ressies for early june for four nights (rented DVC from David's), and plan to go to the parks for two days. then off to the coast for four more days. we have since bought into DVC, but we won't be able to book until around mid-may since we have not closed yet, and we want to add two nights to the end of the trip and go to the parks for another day or two.

Questions:

1.) do i have to have part tix bought before i can schedule my FP+ rides?
2.) if yes, can i buy a two-day park pass, schedule my FP+ for those first two days, and then IF we have availability at DVC later, add one or two more park days at the prorated price?

Scenario #2 isn't the best since we'd have to wait to get our FP+ but it's better than nothing.

Not sure what you mean by the prorated price, but I do know you have to have valid park admission linked in your MDX to make FP+ reservations.
 
If you just bought DVC and plan to vacation at WDW more than once from June '15-June '16,it might be wise to purchase APs. I'm not sure if you can upgrade your park tickets prior to travel. You can upgrade once you get to WDW though.

By prorated price I mean if I buy a two-day park pass for around $200 can i buy two more days once i get there for the difference between $200 and what a four-day pass costs, instead of having to pay another $200 for a fresh two-day pass.

Yes - you can buy a two day ticket and then, when you get to the park, you can change that to a four day ticket by just paying the difference between a two and four day ticket. You don't have to get a new two day ticket. You'll pay the same amount as if you'd bought the four day ticket to begin with.

If you only have a two day ticket now, you will only be able to book two days worth of FP+. You can add the additional park days later, but you will not be able to make the FP+ reservations for those two days in advance.
