I think you'll really like this place. You're right that it is not on Disney property...but it practically is. It is next door to the Caribbean Beach Resort.
The place is brand new and there is still a lot of construction going on. The units themselves are wonderful. We stayed in a 2 bedroom in February and were very pleased. It was a split floor plan...bedroom and bathroom on either side with the living area, dining area and kitchen in the middle. It looks just like the pictures on the website. They have two nice pool areas...one with a lazy river (which we just love), hot tubs, zero entry, splash fountain, etc. The usual stuff for Orlando resorts.
I know that you call to be picked up and dropped off at the parks. People we talked to said it worked very well for them and that they did not have to wait at all. If they wanted to leave the MK at like 4:30, the shuttle was there waiting. We had a car...which we just prefer anyway.
I know it isn't a DVC resort, but IMO I really think the grounds are just as nice and the units are even nicer than some of the Disney resorts. I think they will be very happy there.
I don't think you get EMH there, but we did get to watch the Epcot fireworks from our room every night which was fun.
