BLT Sellout and ROFR

It will be interesting to see in the next few months the effect of the "sell out" news on the resale market as well as the extent that Disney exercises its ROFR...BLT resale prices seem to be trending higher...
 
I just saw one posted on the ROF site and it looks like they got BLT for $87 a point....pretty good.
 
It comes down to a matter of semantics and interpretation whether BLT is "sold out." I have not seen anything official from DVD stating that BLT is "sold out." However, DVD has eliminated all 'publicly advertised' incentives for BLT and is currently selling BLT for $140/point. Thus, BLT is in the same situation as the other 'sold out' DVC resorts: VWL, BCV, BWV, OKW, HHI, VB, and VGC.

I say 'publicly advertised' incentives because I don't know whether DVD is offering special incentives for BLT for guests who attend special presentations, such as on Disney Cruises, Doorway to Dream sites, or the new Vacation with Character presentations currently being conducted at WDW.

By my estimation, DVD still has about 518,000 unsold points at BLT. However, that number is irrelevant because DVD can decide to cut off sales any time it wants.

Theres a rumor that that there is a current accepted contract on a BLT resale at $60. That will be an interesting one for ROFR.

I want to know where people are finding these low contracts, I would but 200 at that price!!!!

Does that include contracts they've taken back via foreclosure or Deed in Lieu of Foreclosure? I suspect those takebacks are a not-insignificant number.

Or is the 518K just "never sold" points (original number - recorded sales)?

One cleared ROFR at $66.25 in May 2011.

Based on wdrl's posts both here and his articles at DVCNews.com, I believe that includes all contracts taken back.

It's not a rumor. I just spoke with Sharon at Fidelity to check on the status of my contract and mentioned the BLT contract rumor at $60pp to her.

She said it was theirs - 480 points and $60 was the offer accepted by the seller.

It might not be a low contract for somebody to make a low offer that is accepted. If the offer was accepted at $60, they might have been asking $90 but decided they had to sell.

If you would buy 200 points at that price, make an offer of $60 to every listed 200 point contract.

Through July 7, 2011, records filed with the Orange County Comptroller show that DVD has sold 5,137,602 points. DVD has also reacquired 37,467 points through foreclosures, ROFR, and other buybacks, leaving 5,100,135 points in the hands of the general public. DVD can only sell a maximum of 98% of BLT's 5,733,530 points, or 5,618,859 points. That leaves about 518,724 for DVD to sell.
