As several pps have said the reasons for lower mf's are a combination of the smaller land footprint, shared front desk facilities, limited amenities and increased units/points sold. No different than in a condominium the expenses are shared by the owners. So fewer expenses divided by more owners means lower fees.

As for the dvc rep's rudeness i suspect that since he probably gets asked that question a lot with no potential for a sale/lead that he just decided rude was the way to go. no excuse imo but that's life!

IMHO low dues are a sales ploy. BLT members will still pay for all of the common fees just like any co-located DVC. Front Desk, Mousekeepers, Bell Services, Buses, Monorail are paid for by dues. Just wait for the bill when they have to clean the windows at BLT.

DVC has a 17 year track record on dues across 8 different resorts. There's no evidence they have ever manipulated dues as a sales ploy. They've more than earned the benefit of the doubt here.

Besides, the main explanation for lower dues is simple - higher point costs per room. When similar maintenance costs are spread over more points, your cost per point is smaller. Not-surprisingly, the sales staff doesn't emphasize this when explaining the lower costs.

The reason for the higher fees at AKV is the upkeep on the animals and grounds. That part costs a lot of money from what I have been told.

Yes, I had a Guide (not mine) actually tell my friend that those Veterinary bills can get quite expensive

You aren't kidding! Not only because there's so many of them, but DH and I did a little tour of BLT while on vacation last week and many of the windows were covered with bird droppings. There's just nothing easier to clean than sun-baked bird poo!
