BLT January Deed Stats

Given my ownership interest in BLT and interest to add-on at some point, I've been tracking transactions on the OCC. I thought I would start posting stats for the good of the board. It would be great to do for all resorts but this is currently a manual process and too much to do for others unless someone more skilled than myself can automate. I am a bit behind but here are the stats for January. Let me know if you find this worthwhile to continue to share or have questions.

Inventory is my estimate for Disney inventory (starting from Jan 2016). It is just [ PrevMonth Inventory (0 in Jan 2016) + ROFR + Foreclosure - Direct ]. If I did this for whole history it would give you the exact point inventory that Disney is holding (but once again, too time consuming).
 
How do you determine the # of pts? Aren't there different units and different ownership %s based off of the unit size?

(Almost) every deed shows the points, Use Year, and percentage of room ownership. You can then back out total room points for each room with basic math: Points = Total Room Points x % Room Ownership -> Total Room Points = Points / % Room Ownership.
 
In our final deed, it says the total # of points - but I didn't notice a UY indication anywhere! How did you find that??

Look up a deed on OCC for the same unit.

- Go to: http://or.occompt.com/recorder/eagleweb/docSearchPOST.jsp
- Grantor Field: Disney
Advanced Tab
- Legal Remarks : Bay Lake Tower (or other resort if you care)
- Unit: The desired unit number

This will pull up all Direct from disney deeds for that unit which will have the UY for that unit.
 
So in order to pull use year/pts you go back to the original deed from DVD?
 
I'm usually pretty adamant that price is the least important factor when it comes to ROFR, but I bet it played a role in that one that went for $7/point.
 
My assumption is 3d Party means resales, which means the total number of resale contracts shown in the chart would be the combination of of 3d party and ROFR

This is fantastic work and obviously something that takes a lot of work. I hope you realize you have now created high expectations for our seeing this every month.

One question I have is over the maximum price shown for a direct sale as $182. I would think that is not possible since Disney's price is set at $180.

I recently did a resale add on purchase. Both contracts have an October Use year. My new purchase was just recorded on the Orange county web site and I noticed that both contracts have the same unit (37). I followed your instructions and low and behold, I discovered that ALL of the unit 37 have October use years! (at OKW anyway)

and unit 37 for Poly is all June use year!

Total is 3rd Party, ROFR, Direct, and Foreclosures.

The $182 is a rounding issue that happens sometimes with low points contracts that I forgot to correct.

For January 2017, I show the DVD reacquired four more deeds for a total of 34 deeds and 6,560 points. There were four ROFRed deeds for BLT that were mislabeled by Disney as OKW deeds. The only reason why I noticed the errors was that OKW does not have the Unit numbers addressed in the deeds.

Yeah, if they don't file it right than I won't find it (not worth the time). How did you find the errors? Do you monitor all deeds?

That's how use year works. Each unit is assigned one use year. All deeds for that unit will have a single use year.
 
How does one extract pricing data from the deed? Is it reflected in the amount of doc tax?
