BLT deals that are making through ROFR

We are on the Disney waitlist for BLT - which is where we want to be - and just got a call. High price - $165 per point, but great start month and all the points from 2014 will be thrown in (with prorated annual fee equaling one month.)
But, we are also working the resale market, though we don't have an offer in at this time.
The question is, has anyone out there had a contract for BLT taken away by Disney and if so, can you give us an idea of the price point they are working at?
We don't want to spend two months negotiating and waiting just to have Disney take it in ROFR and we start all over.

A guide telling you "all the 2014 points will be thrown in" as a sales incentive is as close to outright lying as DVC salespeople usually get.

DVC purchases direct always have included current use year points. So of course there would be 2014 points. It is fair for them to point this out, since some resale contracts might have 2014 points used (on the other hand, some might have 2013 points banked into the 2014 UY, i.e. a loaded contract). However suggesting it is an incentive to get you to buy is simply not truthful.

The only advantage to receiving 2014 points by direct purchase rather than by resale, is that if you're buying a UY that renews soon DVC will bank those 2014 points for you- even if the banking deadline for existing memberships has already passed. Other than that, this pitch would be analogous to a new car salesman telling you that you get four free tires with the purchase of a new car.

For BLT, the resale market will save you $50-60 per point versus a direct purchase, at a contract price that will comfortably pass ROFR. In my opinion there is no business case for a direct BLT purchase, outside of a tiny (25-50 point) add-on that cannot be found in one's UY easily via resale.
 
As indicated, check out the ROFR threads and you'll save a lot with resale. About $100/point is what you should expect. Look for a loaded contract (has banked points) and take your time.

I felt the same way about the 2014 points. Just put that in the post for information. (although at 40,000 miles I could use the tires!)
It's all really cemented our thinking about direct v. resale. We waivered because we want to get on board with some family members as soon as possible and was concerned about putting weeks into a deal only to have it go away.
But we'll see how it goes. We're offering on a resale this afternoon.

Good luck! For what it's worth, when I bought resale I offered full asking price. (To be fair, the market was a lot cheaper than it is today, but still).

I felt like agreeing to a contract price a few dollars more than the lowest ones getting through on the ROFR thread was likely to help it get by. That worked.

If I were purchasing again right now with no time pressure, I would put the work in to get a rock-bottom price. That would involve a lot of low offers and a lot of sellers saying "no," plus a significant ROFR risk.

If I had any time crunch, I would be content to pay a few extra dollars a point to avoid negotiations and potential ROFR- and wouldn't get upset if someone else posted a "better deal." Comparing your resale price to direct always makes you feel fantastic.

In resale DVC purchase, particularly if you have any time pressure, "great" truly can be the enemy of "good." Hope it works out well for you.
 
I'm selling BLT...passed ROFR 2 weeks ago at $99 - 160 points, all 2015 points forward. Buy resale. No reason to buy direct unless you are wanting Grand Floridian or Poly.
 
I bought 2 contracts totaling 360 BLT points resale this past summer.

I paid an avg of $97 a point.

Agreed...or you want a smaller contract of about 80 points or less.
 
And the sad part is that for Disney to offer you points at the sold out resort - it means they exercise Right of First Refusal on a resale contract. All they are doing is marking up the price on the contract and throwing in the additional places you can use the points (places that are not financially wise to use points for anyway).

While visiting DVC we almost agreed to go on a waitlist for the resort we wanted...so glad we didn't do that. A resale buyer would have lost out, and we would have been screwed over on price.

Disney also get back contracts on loan defaults and foreclosures due to owners not paying their dues. It happens more than you would think.

Our contract from earlier this year we got for $99/point in a 100 point contract. I personally feel passing ROFR is an enigma. It passes only because Disney didn't happen to NEED those points/use year etc right then. Total crap-shoot.
 
We just passed ROFR today (12/3) on a 200 pt BLT contract at 101. It was fully loaded. (14, 15, and 16)
 
Bought a 100 point contract last year, loaded with 2 previous year's points.
$105 / pt
 
We passed back in August in the low 90s-- fully loaded.... You never know what will pass...
 
We are in ROFR for $93/pt with 2015 points coming (270), and not stripped. Not sure if it will pass, but if it does, then I got a great deal.
 
i'm waiting to hear on a 160 blt contract rofr...very nice deal at $95 with almost two years of points paid for, i pay closing...i hope it's not too good of a deal.
 
I passed back in October on 110 points with 40 points from 2014 $105
 
We closed in august 14 on 160 point contract for $92 per point with all 2013 points and all but 15 from 2014 paid only 2014 maintenance fees and 200 toward closing costs
 
we passed in early November with a 200 point contract, $101 per point. 84 points from 2014 and all 2015 and 2016 points available
