best time to buy

Hi
Is there a best time to buy a resale? (similar to the housing market-Is there a time when there seem to be more for sale, eager sellers, or promotions?) Thanks Boy, this is nerve-wracking!
 
Not really. You will see more resales in the fall as members who want to sell try to get this done before they pay another round of MF's. However, I don't believe this has much impact on pricing. You'll be much more concerned about current ROFR levels for your desired resort.
 
The Disney ROFR will be a hurdle no matter what time of year, so pricing to get past that is the most important thing to consider.
 
Two sure things:
- the longer you wait, the higher the prices get, and
- if you find a real "bargain" Disney will exercise ROFR and snatch it from you
 

We usually have more inventory this time of year, because of the annual dues sent out to the owners. I really can't say if this makes it the best time of year, but you at least have a bigger variety of packages to choose from.

I haven't really been paying attention, but did / do incentives to buy the current DVC resort (SSR, right now) have any effect on resale prices?

Sorry but I must disagree. The only sure thing is that price will be $0 in 2042/2054. So, by default, the longer you wait the lower the price will become. Obviously, there have been other factors influencing the price of DVC over the years and resale price might continue to increase for some time to come. However, they will come down, its just a matter of when.

Sorry but I must Disagree with the disagreer.

It is true, our contracts may have zero value in 2042/2054, but it also possible, Disney may offer an 'extension' package to milk another decade out of us and the infrastructure. So it is not a SURE thing,but rather only a likely thing that our points will be worth zip.

And despite our POS, I'm sure out of the 100,000+ owners, someone will attempt to sue, or class action Disney about the points expiring, with infrastructure still in usable condition.

Before you flame me, I'm not saying I agree with the premise of the suit, I read the contract, no one forced me to buy. But I believe, with what I know about human nature, someone will sue. I can see the TV adds now.....

Not to restate the obvious but all contracts owned today will have no value in 2042/2054. You are questioning what Disney will do in the next phase of DVC which is an entirely different debate. You may choose to invest additional funds to purchase the next DVC, whatever that is, but there is no debating that any money spend to date on DVC I or II will have no future value beyond the 2042/2054 expiration.
