Best resort direct purchase

It sounds like you save a lot of money going resale. Are there better resale companies to work with or are they all about the same? I would be financing as well. Planning on paying it off in 3 years. Would I still save money going resale or are the percentage rates better directly with Disney?
 
I have not stayed at OKW but people I know love the resort. The point chart is pretty good and the rooms are pretty big. This resort will probably go up in price for direct next.

Disney doesn't charge lower rates for financing. And paying off in 3 years is good. There's quite a few resale brokers and a couple places to finance. You might check with your own bank or credit union and might get even lower rates.

While RIV is in active sales disney has to prop up the resale price. Once RIV is sold out that’s when we might see the real impact of the restrictions, for years it will be less valuable for anyone who wants the option to stay at different resorts.

So far, and it is hard to untangle from pandemic desperation buying, is that RIV restrictions have made clear to resale buyers that if you want options to stay at more than one resort, you have to buy a contract at one of the original 14, this is part of why the price is spiking.

The Riviera resale contracts have been selling for higher than what many people had originally predicted here. I recall someone once saying they would be below the lowest resale prices but they’ve mostly been more than that. From my what I can recall, they have been selling for more on the resale market than OKW, SSR, and AKV. I don’t think Disney has been buying Riviera via ROFR either, so the prices are what resale buyers are paying.

When we bought direct (right before Riviera opened), Riviera was a no brainer. Incentives made it cheaper per point than everything except OKW and SSR.

Another OKW fan here! We love the laid back feeling and the large room sizes. And I agree: OKW is likely increasing next.

With zero ROFRs, how are they doing this?
Aulani isn’t holding value and it’s still direct at 205. This is just calling Disney out for shenanigans for sport with less than zero evidence.
 
We like to vacation in the Fall and staying by the EPCOT IG in the Fall dictates owning a home there. The rest of the time we can stay there on other points. The longer we've owned we're starting to convert to resort stays with minimal park interaction and for a resort stay the AK is still a deal since a value 1br is the same 'cost' as a studio elsewhere. SSR, OKW and AK are good for resort only stays. Park stays drive one towards BL, BC, BW, etc.

It took us a while to do a resort only stay as DH thought it would be boring. Back when ESPN WWS had baseball Spring Training games we started doing non-park visits as I just don't have the stamina to go to a game and park in the same day. With the new park reservation/no AP system we're doing parks every other vacation. We still vacation about 3 times a year so we still get to experience the new.

Hold your horses I said they have to prop it up. I didn’t stay they were propping it up…yet. Give them a chance. Right now people are desperate to buy anything and there are few RIV resales.

Maybe they can sellout before the pandemic fuelled desperation buying stops, then let the price slide to reflect a single resort contract.

I don’t see propping up the price as shenanigans, it’s business, they structured the program so they can control resale prices by setting a floor, that’s ROFR.
Firmly believe the future resale value is crippled. Can RIV hold its value when every other resale contract can trade into multiple deluxe resorts while the RIV resale buyer just gets 40+ years at RIV?

I guess RIV resale is the ultimate expression of buy where you want to stay (because you can’t stay anywhere else).

Aulani appears to be holding the value of a far away non-park resort.
 
Your evidence in this is flawed, not the least of which is that you’re claiming it should be below Vero. That’s never going to happen. Why is that?:
  1. People love the resort, and the many resale people who may want to stay there have only three choices to do so: cash/rent, buy direct, or buy resale there. That group is not small.
  2. Most importantly, 21 years from now, if resale restrictions exist, they will the norm. This will cause prices to increase as millions of points are recast with DVC2 resale restrictions.
  3. Owners are holding onto these contracts pretty well. If people are nervous about selling due to resale restrictions causing them to take a bath, it will reduce stock and ultimately keep the prices higher
In general, it’s a small enough resort with plenty of love. To think that it’s going to drop below Vero levels or should be there is laughable.

Yup I don't see them buying any RIV back regardless of price and now with prices over $200 I don't see RIV being below $100.

I don't think Disney has ever bought an active resort back (maybe like 1 contract or something). I also don't think RIV will be the cheapest resort ever on resale as there is enough people who are perfectly fine staying at RIV this next 48 years.

Disney does not take contracts from resorts in active sales so the average selling price is definitely based on buyers willingness to buy even with the restrictions.

As you mentioned, many of us really never thought it’d do this well, but I think the resort itself has made people realize that owning and staying there is worth the risk of its loss in value down the road.!

Now that SSR direct pricing has increased, which resort is the best value? I probably wouldn’t book more than 7 months out and I’m ok with staying at any of these if I had to. I would just buy the minimum required and then maybe purchase resale later on.

I am thinking of the same thing. We just got a contract but are looking to add points. We got SSR resale but wanted to do direct SSR. But now we are rethinking it because $15 more pp may not justify getting that over OKW or AKL for my family
