Ok, I just called the agent and decided to let go of the contract I was going to buy (I am going with a different deal now), so this is available on TUG if anyone wants it:

BWV - April UY - 175 points - all 2004 points banked and all 2005 points available - $76.00 per point!!!

I was going to have the seller pay all fees and jack the price up to $81 per point to try and fool the ROFR gods (money wise it is the same as $76 and I pay fees), plus I was going to pay for 05 dues. Don't know if I would have passed though. This is a sweet deal if you can get pass ROFR!!
 
Why are you passing this one by? What is there to loose? You may just get it.

Including the closing fees, our $77 per point VWL cost us $85 pp. We still paid the maintenance for this year. This was all in the contract we signed. I am very happy that we passed. We mailed the check last week, and we're waiting for closing. I hope there's still some openings for a studio at VWL the second week in December.

So maybe it's the $85 that Disney knew it would cost us and not the $77 that let them pass on it for us. IF that's the case, maybe $81 wouldn't make it through ROFR,

Compared to the VWL 80 point contract listed also 1-31-05 for $6240 with zero 03 & 04 points, this BCV contract is actually cheaper if you reduce the $7040 by the perceived $1600 rental value of 03 & 04 points to $5440. Just a thought.

Good questions Silos. We have decided to try and purchase a Marriott timeshare in Newport Coast, which is close to our home. For us, DVC is across the country and we would like something that we can use and share more with family, without having to buy a lot of plane tickets. Believe me it was a hard one to pass on, but we already have our DVC rooms booked for Christmas this year, and don't plan on returning until summer of 07 (we want to do Hawaii in 06), so we had a choice to make...and unfortunately it wasn't DVC this time. But this deal was sooo sweet, and it was not on one of the typical 3 resale boards most folks go to, so I figured if I can't get it - I would love for someone from the DIS to pick it up. If we want it you can search on www.tug2.com and go to the classified adds (you don't need to be a member to look at the adds here). Good luck to someone.
 
I do not think there is a justification for the $90 price when you can get 12 extra years for SSR direct from Disney.

BTW..when they reduce the window for reservations to 11/10 rather that 11/7, BCV will not be that valueable.

OUCH!!!

If that ever happens, there will be lots of wailing and nashing of teeth - I will be leading the parade!

IMHO, the home resort booking advantage (as well as perks for the owner at his/her home resort) should be INCREASED, not decreased.

f this ever happens, then they need to "equalize" the annual dues, too!

Read your contract. Disney has the authority to change the reservation windows from 11/7 to 11/10.

For $90, I'd buy SSR. There is no way to justify paying $90 for a BCV resale when you can buy SSR from Disney @ $85 and 12 additional years.

Sure there is some people don't want SSR as their home resort and just don't care about the extra 12 years, myself included.

No, but it's in our agreements that DVC has the right to reduce the Home resort priority to as little as one month.

Tjkraz is Correct....(this issue has been hashed around before)....after 13 years it seems highly unlikely that DVC would implement this now.....in fact the only practical reason I could imagine (although there are others I'm sure), would be if sales at the new resort were painfully slow...meaning no one wants that resort.... and the only way to move the inventory is with the enticement of allowing them access to the other resorts sooner.
 
Their future reasoning may be that reducing the window to 1 month might help stabilize prices across the board.

Just saw 300 pts. on TUG for BC @ $90. per pt. with Sept UY.

I've been waiting for John/owner to post this sale, since I'm on the wait list .....yes...for a Sept UY.

My best wishes to John. Certainly don't think Disney would ROFR this one!!

I can think of two opposing schools of thought:

1. If it ain't broke, don't fix it.

2. The big draw to resale contracts now seems to be the perceptions about the 7-month booking window. If the Home resort advantage were only one month, I think it would be a lot easier to sell SSR points to folks who may be on the fence regarding SSR vs. resale.
 
Yes, but SSR seems to be selling at a good clip. I don't think they would implement yet ANOTHER price increase if they weren't meeting thier sales goals and all indicators point to another increase. I drove by last weekend and the sales center was PACKED!
 
I talked to the Timeshare Store today. He said Disney just used its ROFR on a BWV resale at $77 (with signficant banked points). The $77 was the highest BWV ROFR he'd ever seen (although he again stressed the banked points).

To 5inFam, I'm rooting for you and hope your strategy works!
 
We just submitted paperwork and a deposit to the Timeshare Store for the BWV: $80 pp, with all the pts from 2004 banked.

I was jittery about spending that much, but our agent said Disney is gobbling up anything less than $78 pp, and she said this was about as good as we could get.

If Disney exercises ROFR, I'll plotz. :badpc:
