Ballpark range for SSR

We have been considering buying into DVC for several years. It seems like the right time for us now. We would like to start small, with maybe a 50 or 60 point contract to begin with. We think SSR is a good fit for us. It seems like all the smaller point contracts are asking $95-100 per point. This seems like a lot. My husband says he wants to offer around $75 a point. I feel like it will be refused, but will go along with it to appease him, because if I say I think it will be refused he gets mad lol. Can anyone offer some insight into what a reasonable offer for a 50 point contract might look like? Thanks so much in advance!

Smaller contracts tend to go for more $/pt than larger contracts. Even the larger contracts (150+ pts.) are asking for more than $90/pt. I don't see anyone accepting a low-ball offer of $75/pt. for a 50-60 pt. contract. Disney would snap it up in ROFR at that price.

I keep saying we will be refused, but it's falling on deaf ears. I guess some lessons life have to be learned the hard way? Lol. I don't understand though why smaller contracts are so much more.

In here you will "see" what are actually being paid by most people for contracts along with the number of points. Also, those contracts with banked points will go for more than those with all current year points used.

The DVC resale market went crazy high the last couple of years. I bought a small, loaded BWV contract in 2012 for $86/pt. You couldn't touch that contract today for under $100. Small contracts sell for more because it take so little $ to purchase compared to having to buy direct from Disney with a minimum 100-point contract. A lot of people, like yourself, want to dip their toe in the DVC water before they commit tens of thousands of dollars to ownership.

But before you buy resale, read about the recent changes that took place last week which affect those contracts being purchased on the resale market after April 3, 2016. Personally, I would want to wait for the dust to settle from this shake up before I jumped in. We may see a dramatic drop in resale prices due to these changes.

A small contract won't go for $75 or less. That's at least $20 too low. If someone took $75 on a fire sale, it would be ROFR.

I had to laugh when I read that.

One reason they are highly sought after is exactly why you are looking for one... wanting to start small. I can tell you from experience, both as a buyer and a seller of small contracts on the secondary market, that the demand is high for these... they go quickly and they are much more expensive. I listed a 50 point BWV contract for $110 per point and had a full price offer within 2 hours of posting. BTW, that was 2 years ago when prices on the resale market were not nearly as high as they are now.

Keep in mind you are also competing with the many owners who are looking for smaller add-ons to whatever contracts they already have. As an owner I understand the resale market and what to expect... if I see something I want in a small contract, I will snap it up.

Good luck with your search. Sounds like DH will have a learning curve... on the other hand, who knows? You might just get lucky

Eh, if you're not in a hurry give it a shot. It may get taken by Disney but you don't lose much beyond time trying.
Just fyi, I was told by our broker that 80 a point was around the threshold where most contacts at ssr won't be taken.

It sounds like we might be better off buying a slightly larger contract for a little less money per point. I feel like it would be a bigger bang for our buck. We are definitely waiting to see how things pan out with the changes to dvc resale memberships before we make an offer. I am thinking in the fall if we see something that fits our needs it would be a good time.

Another option is to rent 50 points. I mean you are not going to get the extra benefits now and you would still have to clear Rofr and pay the closing costs. I think I would recommend a larger contract also to make it worth the time and money.

Now might be a good time to give it a shot, with the changes no one knows what prices will look like. Maybe you can get a good deal. Plus buying resale Takes forever... Once you have a signed contract by both parties (which can take a week+ if no one is in a hurry) its 30 days at Disney, a week or two of estoppel (where they verify that everything said by the seller was true and that he can legally sell it) up to 30 days to close, then it takes a week to record and it takes Disney a couple weeks to get you your member number so you can actually book travel. If you made your mind up today it would be 3 months before you can book your travel... Which is 7+ months out lol.

The people speculating a big price drop because of recent changes are just speculating, and in my opinion, vastly overstating the importance of the relatively minor perks that were lost to resale buyers in the recent change.

You might be able to take advantage of a very slight dip, but it won't be worth $25 a point and it won't last very long. DVC is selling direct at $168 per point, in two locations people who have been around a while and are traditional DVC buyers don't necessarily want.

The resale market is a substantial savings and has in some cases a more attractive product, to boot. Prices will stay pretty stable.

SSR contracts are pretty widely available, because there are a lot of them - it's a big resort. You can bang around and make some offers, learning the ropes as you go. But when you get really serious about buying, $82-$85 per point is pretty much the basement for offers on contracts will available points that will be accepted.

The ROFR posts are your friend, as someone else mentioned.

I paid $88 for a 50 point contract a few months ago. I probably could have offered less. But I was having trouble finding a small contract with a September UY. It wasn't worth the risk losing out on the contract over $500 or so.

I paid $90 a point for a 100 point contract that had full 15 and 16 points. Maybe I could have offered $87-$88/pt but the risk of losing a contract that I wanted wasn't worth $200-$300.

Resale prices have increased significantly over the last few years. You might be able to find a stripped contract to save some money upfront, but then you won't have points available for 2 or 3 years or be in a constant state of borrowing.

If you read this thread http://www.disboards.com/threads/how-can-disney-sell-taken-contracts.3500200/ very carefully and follow the instructions, you can see every sale for SSR that has occurred last month, or any month you might care about. You can make an offer with total knowledge of how your offer stands in relation to other offers that have actually closed recently. It takes a little homework on your part, but it is worth it IMO. Of course, you would have to substitute SSR in your search instead of VGF.

My cousin & her DH bought a "loaded" SSR contract on the resale market several years ago for less than $70 (I'm thinking maybe $65 / point) but the market has thankfully recovered the past couple of years. At the time she bought the timeshare market was tanking. Personally when we made our direct purchase almost 10 years ago our guide suggested breaking it into 2 separate contracts for effective resale if we ever decide to downsize (not likely as we only have 250 points). But so that's what we did - we bought 200 points on one master contract & 50 on another one which would sell quickly to someone wanting a smallish add-on.

I think 50 points would be harder to manage and plan than a slightly larger contract. You would have to do a fair amount of banking & borrowing to plan a full week-long trip - then you'll just sit there wishing you had "just a few more points". I would consider looking for a little larger contract. JM2C.

I just went under contract for a 120 contract at SSR for $72. If you search hard you will find... just hope Disney doesn't take it in the ROFR!
