Aulani going, going... gone?

Did anyone else notice Aulani resales jumping up in price and then many contracts getting snapped up quickly? I still watch from afar after purchasing a month ago, almost every single day. I have some theories...but I don’t really pay attention to many of the other properties.
 
We were getting ready to purchase an Aulani resale contract back in Jan but I couldn't bring myself to pay $110/point when the prices were $90-$95 per point a few months before then. Now I'm kicking myself. :) Apparently not only do people want to get out of the house and take a vacation, they want to go big and go to Aulani.
 
Yes, it is crazy.... I am buying AKV but my parents are buying AUL and I was helping them find a good deal. There are very few contracts out there and the prices have gone up. I am happy I found my parents a $95 one a couple of weeks ago now... at the time I did not think it was great but it was the best we could do. But yeah my parents after Covid they just want to go out to the beach some where luxuries and where they can take their grandson so AUL fits that bill. Also we live in the Colorado so Hawaii is easier for us than the Caribbean. We are still waiting on ROFR with AUL but those look like they all go through so not worried about it like I was with AKV. (Rando cool thing my parents are putting us on the contract so we can use it some times and we will get it easier when they want to stop traveling. )
 
Yes! And how nice you are on the contract!! I need to help others into a contract more often!! :) I put my offer in Thanksgiving weekend. I sometimes wish I would have gone for a bigger one then but I was just thrilled I got a fully loaded small contract. That said, I struggle sticking to “the plan”. :)
 

We are in ROFR currently on a stripped Aulani contract, asking was around $115/pt, we settled on $88/point. Seems like resale brokers are driving up the prices. There's a contract on Fidelity at the moment for $145/point, crazy! During one of the DVC Fan youtube shows a few weeks ago they mentioned that Aulani resale is becoming more attractive to buyers, and ever since the price has jumped significantly. Maybe it was already climbing and they just pointed it out. Either way, they can list it for whatever they want, that doesn't mean someone will pay asking.
 
Yes. The gap between asking price on the resale sites and the recent data in the ROFR thread is huge. I'm looking to buy and can't figure out what to offer. Recently there were 2 subsidized contracts with at least 10 bidders. I'm willing to buy non-subsidized in my use year but not for $125+pp.
Seems like the small-mid sized contracts are asking more than they expect but there's no way to know when making an offer.
 
If you think that's bad, go look at VGF. Fidelity has ZERO right now.
 
I bought for SAP's before they said that people should buy Aulani. All the closing paperwork was sent to Disney today so we are almost there. While I wish I had gotten a subsidized contract, other than the 1250 point contract one person bought for $80 a point, I haven't found a single one with my use year in the 6 months I was looking. I am very happy with my $70 a point Aul contract.
 
Now if only I could get some points so I can use those points.
My bigger problem is whether we will be able to travel there to use the points. I have a trip booked in Sept with our OKW contract and I am not confident we will have our vaccinations by then.

I have 191 points expiring end of August I need to rent out of as we won’t be able to travel by then. We have a one week old baby and just too much with her and 2 toddlers. We are planning a January trip.

Congrats on the new little one. Have you asked your wife whether she is ready to try for number 4 yet? 😂

Correction: the large contract wasn't the same use year. The only February use year subsidized contract I have seen at least for the last 6 months was the contract that a person paid $110 per point this month, plus more points. For a savings of $40 a point I am still happy with my contract although subsidized dues would be sweet.

I told my wife when it comes to babies women have short memories. During labor. I hear “This is all your fault!” Once the baby starts walking “I want another baby”.

Here's the question: Does anyone think the price will come back down? Does that ever happen?

We are bidding on a contract in our use year, and if we buy a loaded contract now those points will go to good use in the short term. So the difference in total upfront is not all that bad (small contract). But in principle its killing me to spend that when prices were <$100 a month ago.

There have been some price dips over the year in the resale market but overall it just continues to go up. We were lucky when we chose to buy into DVC it was probably the lowest it had ever been in 2012 and got BWV for $55 a point and SSR for $65 a point. I definitely think the 2042 resorts will startgoing down in price in a few years due to the length left on the contract but I think the market will be strong, especially if they slow down in building new DVC resorts to sell direct. They’ve already built in the best locations now closest to the parks, with the exception of DL tower.
