Attack of the Lakeshore Lodge

Maybe I’ve missed some updates but isn’t it west of the Port-Cochere (towards MK) that’s rumoured to be DVC-side, and east of it (towards Pioneer Hall) that’s hotel?

Would be interesting to see a Club Level DVC offering come back, which they haven’t offered since Jambo House. It would also be an added use for the space during the day.
Then again it seems like the kind of space they ~could- have done a prix-fixe fireworks view restaurant at too.
I haven’t followed closely on what is DVC and what is hotel.

I have my doubts on DVC club. Disney has resisted it since the Jambo conversion. I suspect they do not see recurring revenue for DVC concierge. Sell it once is great. But such a small number can book it.

I could see the hotel side having a club level here because that generates them revenue at so many deluxe hotels.

And the only reason AKV has it is because they were taking the rooms on the both the 5th and 6th floor, and 6th floor where the lounge is located. .

Had the lounge been on floor 4, AKV would not have it.

What I am surprised they have not created is a DVC "CL add on" subject to availability where families could pay say, $150-200/day to "plus up" their DVC stay and access the club levels at various resorts... Their market research must indicate that the intersection between those who would purchase DVC and be okay with limited service throughout their stay and those who demand club level convenience is not enough to offer such an offering or there are too many who might be interested in partaking in such an offering...

Without seeing the org chart, there is likely someone who calls the shots at both of those divisions at some point... If they felt there was enough of a profit motive, it would happen.

There is no income from CL for AKV owners. While the lounge itself is a limited common element of AKV, the hotel side pretty much runs it.

In theory, left hand (hotel) could bill the right hand (condominium association) for operating the club lounge, and right hand (condo association) includes that as part of the costs covered by owner dues. DVD theoretically makes a one-time cut by having a higher base of points to sell (points for Club Level rooms being additive to what the points chart would be otherwise).

But it wouldn’t be ongoing revenue for DVD any way that I can think of. And I’m not sure if hotel-side could charge enough above cost for operating it to make it worth their while?

Funny how the rules about not feeding animals comes RIGHT after the club lounge 🤣
 
At the Poly Tower this weekend.... might take a boat ride or two and snag some new pictures while I'm on it. Anyone know how it's going over there? Maybe they stopped work and have decided this is River Country 2.0?
 
DVC/DVD, if you are reading these boards, this is how you can get more of my money at Lakeshore Lodge...

  • Club Level Villas on the top floors of the DVC side.
  • Concierge Lounge in the same location (not in another part of the resort).
  • Club Level Lake Views available.
  • Club Level Favorite Weeks available.
  • Annual Dues equivalent to Copper Creek and Bolder Ridge.
  • Club Level points chart no more than 15% higher than AKV club level points.

If the above becomes a reality, I will be on the phone with my guide that very moment.

I know this is just me dreaming, but that's how I became a DVC member in the first place.

Those A-Frames are super intriguing. Since there is no sign of the pie-in-the-sky Cabunga-Boats being a reality at this point - I'm worried that these will be mega points. What are the chances that these end up being PVB Bungalow points cost versus CCR Cabin points? Are they willing to make that same mistake again?

I think they will be aggressively high but I think they will be closer to Cabins (CCV) levels than Polynesian Bungalows. Poly has the worst points chart in the entire system - and for obvious reasons they can get away with it.

I had a revelation about the problem with CFW is that its points chart is too *cheap*. It results in high $/pt annual dues, to the extent that people are afraid to commit to buying. At the same time, outsiders are clamoring to scoop-up cabins at 7 months.

When DVC develops a points chart for a new resort, they should start with the anticipated annual budget for maintenance fees. From that, they should divide it by the going rate at other resorts (say $9) to determine the total number of points required. Then they can chop-up that number for whatever room categories they feel make sense (and are free to re-chop later if they feel they made a mistake).

The problem with CFW is that there is only one room type, and it is a unique room type. The unique rooms are inherently harder to price than a conventional room.

All that being said, I recommend DVC:
  1. Makes the annual fees $9/pt.
  2. Determine total number of points required to maintain the resort at $9/pt.
  3. Make the number of points for studios and smaller villas comparable to other resorts.
  4. Calculate the number of remaining points to assign to larger villas and treehouses, assign accordingly.
  5. Check to see if the resulting chart "makes sense" and tweak it until it does.

Issues with the cabins:
  • They’re a 1BR, but they’re only ~500 square feet. Pick your favorite WDW DVC resort and the 1BR is 700-800+ square feet, not counting OKW.
  • No washer / dryer — a key amenity for 1BR and up
  • Not a deluxe resort with deluxe amenities. Maybe that’ll feel a bit different after the pool expansion.
  • There are a ton of cabins to fill
I think DVC would be caught in “no man’s land” if they lowered dues to $9 but raised points to 1BR level, especially given they have to sell and fill several hundred units.
