Anyone watch Propety Virgin on HGTV?

The show is Canadian and here in Quebec and Ontario, houses are priced higher than what the seller is willing to accept. Because house prices are negotiated you ask for more because the initial offer will always be lower, and then you negotiate up.

Sometimes, but rarely, the seller will get the asking price. Therefore if Sandi is showing them houses over their budget, it is because she will negotiate for what they can pay.

Hope this makes sense!

That said, I prefer House Hunters because I am a nosy parker and I ilke to see the houses after the people have moved in!!

I love both those shows...but I figured she showed the ones over price range if it had all they wanted, because it'd be up to the buyers if they wanted to offer less... it's worked quite a few times... I'd be happy if my realtor did that for me, because she is just showing me what I asked for. Good reality check if it doesn't pan out...

It is only a 30 minute show!! I am certain they look at more than 3 houses but the producers have them boil it down to 3 choices.

That's what I'm thinkin...

It also annoys me that she never goes into the house with them when they first go in. Half the time people look around like "huh? Is this supposed to be the dining room? ...Where is the master bedroom???" I think she misses out on part of what her job as a realtor is which is to "sell" the house.

I would bet that people, espcially those new at home shopping, would benefit from being "shown" the house by a realtor familiar with the house already.

Having said that, I personally prefer to look at a house without being led around by the realtor (but that is because I am a broker myself!), I always laugh when the realtors always seem to gloss over the negatives and go right for all the usual highlights "Look at the crown molding!" "See the great fireplace!" "New carpet!"

OK, one more pet peeve is when the buyers ALWAYS seem to complain about the paint colors! Geesh, of all things paint is the cheapest thing to change! Why spend time moaning about it! "Gee we hate the paint, so we'll chose the smaller house that is decorated better.."

I love the fact she doesn't go into the house... it gives the couple time to talk in private without the realtor hanging over your shoulder... She's there if they have any questions... let them get a feel for the house first.

I flat out told our realtor, "Our budget is $XXX,XXX and not a penny more. The first time you show us a house that is a CENT more, we are finding a new realtor."

So far, it's been great houses well under our budget. :thumbsup2

I was also SUPER strict on our "wants". The same rule applies if he tries to show us a house WITHOUT a basement or some other "must have", just because he "thinks" we'll like it. Nope. We won't. ;)
 
I like the way the men always get in the bathtubs to check out the size. How many men really take baths (by themselves)? For that matter, how often do women take baths? And if they have no children and don't have a double sink & a tub in the master suite bath, they somehow can't use the 2nd bathroom down the hall?

I can tell you for a fact, the DH takes a bath every Friday morning when he gets home from work. He works 3rd shift in a factory and by Friday, he more than needs to get into the big soaker tub and relax. Some Fridays more than others.

And as for women, I take 2 or 3 baths a week. I prefer to take a bath over a shower. And in the winter, it can be even more. Nothing better than sitting in a steaming hot bubble bath to chase the winter blues and cold away.

So for both of us, it was important that the tub be comfortable to both of us.

I agree for the most part & understand. My parents were looking for a house and the realtor kept showing them more & more expensive houses as time went on. It got to be ridiculous.

I think one good reason that they show a house a little over the buyer's budget is because the realtor finds a house they think the buyer would love and they think there's a good chance the sellers will come down in price, especially if it's been on the market for awhile or it's priced higher than what other houses in the neighborhood have been selling for.

I watched it last night. The realtor took the woman to homes above her price range, but had figured in a government assistance program which brought the home into her range. I think the show does a fairly good job of presenting options. No telling how many homes the buyer sees that are not put onto the tape we see.

I do think when they start filming the episode on a street that is too expensive it is kind of rude though.
