:earsboy: We have been to Disney World many times. At the last minute, we have decided to go in November. This time my parents and sister will be coming also. That makes 5 adults + 2 kids! So I was looking for a cheap alternative to 2 hotel rooms. I saw Sun Lake Condos and Townhouses at Regal Palms. Has anyone stayed here before ?? Looking for good and bad reviews. Any other good place to stay that would have 2 or 3 bedrooms with a kitchen? With so many of us, we are hoping to cook some meals. Looking in the price range of $100 - $130 per night. Thanks for any advice!!

Hi - We stayed at Regal Palms this past June and thought it was terrific. I rented a 4 bedroom from a private owner for $110 a night including all the taxes. The unit itself was very clean...but just basic beige throughout. Nothing fancy. It had two masters, one up and one downstairs ...each with their own full bath. Plus it had one other full bath and another 1/2 bath downstairs. Full kitchen...tiny but adequate. And a full size washer/dryer upstairs. It also had two other bedrooms with twin beds in them.

The pool area was incredible. It really does look just like the pictures on their website. There is a lazy river that is 3 feet deep all around, a great pool slide, zero entry pool, hot tub and restaurant/bar right near the pool. Plus you can get a restaurant gift certificate on Restaurant.com. With a code I paid $3 for a $25 gift certificate. Plus...the food was really good.

I have heard several complaints from other people about some units. But ours was very clean and the owner was very nice. We are actually renting from him again for President's Week and my sister and her family renting another of his units for the same week.

One point I would like to make is that it is a bit further from Disney. It is down Rt. 192 (past Summer Bay Resort) which then merges into Rt. 27. It is probably about 15 minutes from the back entrance of Disney property off Sherbeth Road. But...since we have also been so many times, we didn't care and my kids LOVED the pool area.

They are still doing construction there and seem very clueless as to when things will be completed. Everyone was friendly, but didn't seem to have answers to a lot of questions. This can be annoying if you are looking for a "full service" resort. It is, after all, a timeshare resort...which does operate differently in my opinion. But...the price was terrific, the space was wonderful and the pool area was really fantastic. I would recommend it. But I would definitely feel more comfortable renting privately.
If you want, just PM me and I will send you the owners website link.

Hope this helps you.

I second Heather's comments about the Regal Palms! We LOVED it last January and booked our 2006 stay with the same private owner! :cloud9:

We stayed in a 3 bedroom 3 bath townhome and it was perfectly clean, quiet and fabulous! We LOVED the pool, waterslide ( my 5 year old 45" daughter said this was her favorite part) and the lazy river was so much fun! Our particular townhome was very close to the pool area. :boat:

Some reviewers on tripadvisor.com negatively commented on the staff at the Regal Palms. We had no problems at all with the staff they we very professional and helpful. There was trash pickup each day, we collected the trash and left it outside by the front door each morning and they took it away and left a new trash bag! :flower3:

We had lunch twice at the clubhouse bar and grill, trying out the turkey wrap, blue cheese hamburger, turkey club, fish and chips, hot dog, and the nachos. All were good, not overly fantastic but good decent food, prices were reasonable. ::yes::

I have recommended the Regal Palms to lots of friends and others on this board and others. I would like Heather said rent through a private owner if you can. I have haven't heard a bad story about a Private rental but I have heard bad stories about renting through the management company and hotelkingdom for instance. :chat:

Good Luck in your search let me know if you would like a link to the owner we rented through. :wave2:

We stayed at Regal Palms but rented a pool home which was nice. The town houses looked great as well. http://www.regalpalmsorlando.com/ntc.asp

I agree with the above posters that the pool area was a lot of fun and the staff was fine at check in.
The current in the lazy river was stronger than others that we have been in. It is short and sweet. It is a loop really but it is connected to the rest of the pool, so you can swim off when you've had enough.
I was thinking of staying at a townhome for a short trip next week but decided against it, only because I have been there and I wanted to try a different place.
In other words, I would return.

As far as other places, we are staying at a 4 bedroom 3.5 bath townhouse with private pool located at terre verde resort next week. The communal amenities look great, but no lazy river. I can post about it when we return.
