I have always wanted to join, any incentives right now to join-point buy back or anything-and what is price per point right now? What else do i need to know?? thanks

Right now the only resort they are selling is Saratoga Springs.
The price per point is $89/point.

A $5/point discount is given if you take your annual points now --but you use them when the building you bought into opens. Right now that would be early July.

A $10/point discount is given if you forfeit all your 2004 points.
Please note that once Satatoga Springs opens (May?) these discounts will probably disappear and the price per point will increase.

Also keep in mind that the deed for Saratoga Springs expires in 2054, not 2042 like the other resorts.

Maybe, maybe not. SSR went on sale at $89 per point, while DVC is still waitlisting people for points at the sold-out resorts for $84. If past practices hold true, DVC will announce a base price increase a couple months ahead of time to current members to encourage add-ons.

With regard to the incentives, the $5 off will probably go away sometime in the next few months. But the $10 off (Magical Beginnings) is pretty standard. They could lower the buy-back figure, but I doubt they will eliminate Magical Beginnings altogether.

By all accounts, sales have been fairly brisk for SSR. If I had to guess, I'd say they eliminate the $5 discount, but keep the price at $89 with Magical Beginnings offered. Then they will probably wait a few months before considering a price adjustment. Supply and demand: If sales are running above projections, then a price increase won't hurt them a bit.

what are the down payment requirements on joining now?? Any minimum i would have to come up with?? Im looking for the lowest down i can go with to get into it.

You would need at least 10% down, and that is 10% of the BASE price per point before any promotional discounts. Thus, for SSR, purchasing 150 points (the minimum) at $89 per point would run you $13,350. You would need at least 10% down ($1335) to finance through DVC. The $5 or $10 discount per point (as detailed by Suecat) would then be deducted from the balance you are looking to finance.

Note that DVC has been known to ask for more than 10% down if there are any red flags in your credit report.
