another exchange question

I have noticed a few posts suggesting that exchanging outside the Disney "7" is not a very good deal. I just made my first call to DVC and spoke with a guide that said other than the conceirge (sp?) collection the exchange rate is very good....he cited a 7 day stay at a 2 bedroom in Keystone during the summer for about 120 points.

So, what is the deal with exchanging?

They weren't by chance trying to get you to buy points were they? It's very simple to look at DVC in terms of where the value is. The only things using DVC is of any value is the DVC resorts at no worse than 7 nights stays (avoiding or neutral to weekends) and a small subset of the II exchanges. Nothing else makes sense from a financial standpoint. I know many people "bought their points to use" and thus don't care what the real cost in when they use their points. That's their prerogative just like they can pay full MSRP plus ADP for their next several vehicles.

The ONLY exchanges (II or otherwise) that are of reasonable value are the ones where you'd pay in the neighborhood of the equivalent of $10 pp based on the number of points. I know people get in situations where the points may be worth less (distressed points). For II, this means that only top resorts during peak seasons are reasonable exchanges from a financial standpoint.

The only exchanges you can get for 120 range of points is a studio during MID season or a 1 BR for low season. How many people want to pay $1200 or so for a low or lower season studio or 1 BR. If you do, please let me know and I'll funnel all the units to you I can find.

Besides the financial issue, you lose significant flexibility and choices with the exchanges. So why pay more with less choices and no guarantees. Plus the fact the program could be scrapped tomorrow.
