Annual Maintenance Fees

DH and I are (again) seriously considering purchasing a resale. We know for sure if we had done it when we first considered it, we would be way ahead. We have rented - from CRO - BCV X 4 and BWV X 1, since we first considered it. We have just finished paying off our primary mortage and we can now afford an investment (We are not "debt" people)
I have been looking at resales at the TSS.
How are annual maintenance fees calculated? Do they go up each year? Can you pay them monthly?

Historically, the annual fees have increased around 3-5% per year - depending on the resort. Some years fees have even decreased. There is a maximum cap of a 15% increase without approval by the owners.

They may be paid monthly with an autodebit from a checking account (there is no service charge for this service) but otherwise are due on January 15 each year and are considered late on February 15.

Just check WMDoc's table above and you can see how they have gone up nearly every year ( there were a couple of years at OKW when they actually went down - then they built the slide in 2006 and they soared).

The slide actually opened in December 2004.

Don't remember what the big culprit was in 2006. Was that the year after the hurricanes? Increased insurance premiums + repairs, perhaps?

Property taxes? (Most of the resorts had significant bumps in '06)

Hurricane Charley and Ivan in 2005. There were 4 hurricanes, but I believe these two affected Orlando. We had a trip interriputed by Charley. Disney had a lot of resort roofs to repair. We do this for a living, even in 2006 the repairs were not finished.

Don't forget Hurricane Jean. She was sandwiched in there with Charley and Frances.

How time flies, I know when we went down for "free dining" in 2006, the roofs were still not all repaired. We have just left Grand Cayman the July, before Ivan hit, so your right it was 2004,;) we are going back in a few weeks. We are only allowed to trade into it every 4 years.
