hello out there... we just bought into SSR, deed dated beginning of october. we got our "first payment" statment yesterday, and it said that our monthy payment (for our annual dues) would be 100 for november and 100 for december. this comes out to approximately 63 bucks a month for dues. isn't this high for SSR? when we bought in, i coulda swore they were in the mid
40's.

help anyone? my calculations... it should be approx 45 per month... for 3 months (oct, nov, dec). = 135. 135 / 2 (months left in the year) = approx 67 per month.

what am i missing?

SSR is $4.12 a point, so for 160 points the total annual dues should be $659.20. If your membership started Oct 1, you would owe dues of $166.15 (DVC prorates based on the number of days, which would be payments of $83.08 for the rest of the year. Is Oct 1, the day you signed or was it perhaps actually in September. A $100 payment would suggest your membership started closer to Sept 12.

well... we got our first "welcome home" in mid to late sept... so i'm guessing our membership started then.

sooo... yes... if that's the case, it makes more sense. it was just that the paperwork that stated our first payments and dates, also said that everything was done Oct 5th... so that's the date i was working with.

Pro-rated dues begin on the later of: your purchase date, the start of your Use Year and the occupancy date of the Unit you purchased. I'm guessing in your case, the dues start date is your purchase date.

The 2007 dues at SSR are $4.12/pt. The total annual dues for 2007 for 160 points would be $659.20 or $1.806037... per day. You are being billed a total of $200, so that works out to be 110.74 days worth of dues. Working backwards from Dec 31st, you must have paid your deposit on Sep 12th, as tiggerrr posted.

I'm from Canada and they told us only a U.S. account only for monthly dues - wish we could pay monthly too. I actually just called to verify, and she told me that they allow one lump sum payment by credit card as we've been doing, but because of the work involved, as well as the fact that they wouldn't get their money right away from International credit cards, they don't monthly credit card payments.

Just to clarify, the purchase date is the day you sign the contract, not your closing date.

SSR owners are paying the same dues... but SSR and AKV, for example, dues are different... as noted from the "chart" provided by carol above.

as noted, AKV dues are higher than SSR dues - in part because AKV owners are sharing the costs of the upkeep of the savannah with the AKL hotel. VB and HH owners pay more in part due to higher insurance costs on the coastline...etc.
