annual dues chart

Just got my BWV notice, total dues should read $4.8512. $5.11 did not include the credit for developer subsidy, interest income, member late fees and breakage income. Increase 3.4%. Much better! :thumbsup2
Thanks for correcting this! I couldn't figure out why BWV was singled out for such a large increase compared to the other resorts that have been reported on so far. Whew!

Hey you number crunching experts, I have a question.

I bought a resale VB around Aprilish this year, but the original owner owned for many years. Will I be charged the subsidized or non-subsidized fees?

TIA,

-Tony

P.S. The Reason I ask this, is my club ID for OKW reads Member since 1992, even though I purchased it as a resale in 2000ish.

:confused3

I think the maintenance fees will carry over from the original owner.

Vero dues are $5.6272 for owners purchased on or after 1/1/06 and $4.3886 if purchased prior.

However, I think the cutoff for the subsidized VB dues was long before January of 2006 - since the subsidy was removed when the decision not to complete the resort as originally planned was made - I don't recall when that cutoff was, but I think it may have been more like 1996 - so unless the contract was originally purchased while the subsidy was in place, your dues will be the higher amount ($5.63).

I think only a very small (very smart) group qualify for the large Vero subsidy. The resort opened in October 1995 and only those who bought before January 1, 1996 qualify. That's less than a 2 month window for purchasing. It's unusual that Disney left a loophole in the original contracts -- one that was quickly fixed for future purchasers when they "made no guarantee that any or all additional units would be added to the condominium" a part of the purchase agreement.

FYI - The 2007 proposed maintenance fee chart has been updated with all DVC resorts now included.

I have a rookie question-
Is there a cap on the amount (percentage) Disney can increase your M.Fees from 1 year to the next? If so, what is it?

Yes, the maximum, without a vote of the resort's owners, is 15% per year - not including the property taxes.
The increase reported for HH is close to that figure, but it does include property taxes.

Thanks for the chart. I was a little annoyed when I read that VB members before 1/1/06 got subsidized and after did not. We just added on in August. I thought I had read before that the subsidized owners were in the 90's. Thanks for the clarification.

The VB subsidy ended on 1/1/96 - not 1/1/06. There are very few of those subsidized contracts available, but no one has gotten the subsidy thru Disney for almost 11 years. If you can find one thru resale, I think you would still get the subsidized dues though.

When I purchased my resale VB contract I inquired about getting a contract with the subsidized dues. I was told by my broker that the subsidized dues were only available to the orginal owners. The contract converts to regular dues if resold.
