I can't believe there is a AKV resale already listed. Didn't sales pretty much just begin?
 
I guess we never know "why" some people are selling though. Could be divorce, death, illness, etc.
 

Yes, and that same thing has happened with the opening of each new resort. It always boggles my mind why folks buy and then turn around and sell so soon. YOu wonder if they even had a chance to experience it! It remimds me of that commercial where the guy buys an investment painting at auction and then wants to sell it right away.
 
guess maybe some people make their decision too quickly and don't work the numbers before they buy then they realize they can't afford it
 
In addition, there's a semi-sneaky way to make a quick buck off of quick resale because of the double dev points they were giving out. I saw it detailed in another thread...something about using (or renting) the double dev points, and then selling for close to your sale price. You end up making a good % profit even after commission and closing costs, from what it said. I don't remember the exact details though.....

I think it was something like this:

On 200 points, you get 400 dev points.

Rent the dev points for $12 per point and you make $4800.

Sell the 200 points resale for, say, $96 per point (you lose $1600 on the sale if you paid $104). Figure comission is about 5% and closing costs about $500. That's another $1500 ish. You still make about $1700 (and maybe a $1600 tax break on the loss...can't remember)....and if you can sell for more than $96 per point, that just increases your profit.

It was something like the above...not exactly, but something like it. Maybe someone reading this thread will remember it better than me.

I'm sure MOST of them are probably people who either had a financial set back, or didn't work the numbers well and find themselves behind the eight ball with the monthly payments and dues.

Some people buy more points then they need to earn incentives and split the contract. After close sell one, keep the other and effectively get the benefit of the incentives on a small addon. Since the contract sold is a small one, it sells for a premium resale so you don't lose much on the commission and come out way ahead of just buying the single small contract without the incentive.
 
If buying to sell to make a profit is why these AKV contract have been up for sale so soon, well my mind doesn't even work like that. :confused3
 
My MIL and FIL went with our family on a trip to WDW last Dec., while there they loved our DVC accomodations so much that they bought pts. during that vacation. Then my FIL very unexpectedly dies in March, my MIL not wanting to pay a monthly timeshare contract then puts her new DVC pts. up for sale less than 3 mos. after they signed on the dotted line. So sudden resales can happen for a variety of reasons.
