Almost ready to buy! BLT new vs SS resale, unique situation

Hi everyone! First time poster here. Went to Disney almost every year of my childhood, and now that I'm all growed up, I'm just about ready to buy DVC! I would love to get your thoughts as owners on what you think the better deal would be. The resort I stay at isn't all that important, even though I love BLT for it's location.

Through Disney, I can get 250 points for $110 (with their special), 250 points banked from 2009 (another special they're doing), AND a CM discount of 15%. This would make the price $92 per point, plus an extra 250 points banked. I would probably end up renting those extra points.

Then there's all these SS resales that are far lower per point anyway. But is financing as easy as Disney financing? Do you think BLT will hold its value better? Thanks for any info! :banana:
 
If you can get BLT down to 82 after renting the points that is hard to beat. If you are financing why not buy less points, transfer in as needed (since the finance charge is as much than you can transfer point in for, not to metion the MF) and add on after you pay it off.

I just purchased my 4th contract today and it was resale through SSR. But....that's a great price for BLT and you'll have all your points there. I would've bought a BLT contract but I already had a lot at SSR and I didn't want to just do a small contract at BLT since the points per night is so high.

We love all the resorts (SSR is our least favorite due to lack of theming but it's fine to stay there). But we've stayed at BLT twice and it is by far our favorite. It's so convenient to walk over to MK - we never used to stay for the night parade and fireworks because we hated the crowds leaving but it's great when you just have a 10 min walk back. And even better when you're watching the fireworks from your balcony :) And we love eating at Ohana and 1900 Park Fare - it's so convenient to just take the monorail over.

Ultimately, you should do what's best for you. But I think the extra 250 maint-free points you're getting helps justify the price difference. And it will be so much faster and easier to go through DVC. Good luck! It's an exciting decision to make!
 
Yep, $82 net for BLT-no doubt at all. Happy planning. :wizard:
 

Make sure you have stayed at SS before you buy there. The layout is sprawling and it may not be to your liking. Beautiful resort - yes, nice rooms - yes, we strongly disliked the restaurants, pool, long walk to refill the mugs, and bus system.
 
Thanks guys! Yeah, I think BLT is the winner here too. With all those discounts it seems I'm already ahead of the game. I put down the deposit yesterday, and I'm waiting for all the paperwork!

Quick question, if I rent points, but also use them for myself, is the portion I rent considered rental income? If so, would that income be offset by the initial investment and maintenance fees?

Just wondering, do you work for disney? How did you get the CM discount of 15%? We are considering buying 180 points at BLT and would be great if I could get the 15% from our guide?

:) It is against the rules to rent points for money. Is it done, yes...albeit a little under the table. If DVC sees too many transactions like that on your account it sends up red flags. I know you have good intentions and with the rental board here it is hard to see that it is 'against the rules" to earn "income". Can you rent points? sure just dont mention income.

It is NOT against the rules to rent points for money and, in fact, it is expressly permitted and spelled out in the POS documents. What is not allowed is a pattern of "commercial activity" as deemed by the DVC Board.

Renting is definitely allowed and clearly stated in our documents.

I believe there may be some language in the document providing for the CM discount that would limit some aspects of the program by castmembers, so it would be worthwhile having that explained before trying to do something that could jeopardize the purchase (or employment).

The CM discount is a great deal. Just be aware of aspects and limitations of that program.

If you haven't already, you should consider buying smaller contracts rather than one 250 contract. For example, buy 2-125 point contracts or even 5-50 pointers. The reason for this is, if you ever decide to sell, it is much easier to sell a smaller point contract and also you can usually get more per point. Also if you decide later you don't need the full 250 points then you could sell 50 points and still have the other 200.

Yes, it is passive activity income. It would be offset by MFs and other expenses (marketing, etc.) but not the initial investment or loan payments on the purchase price.
 
You might have decided to purchase BLT and it is a great price but I love the theme of SSR. Walt Disney loved horses. He was a great polo player. Saratoga Springs Resort and Spa is a reflection of him. He would be proud of it. The theme is perfectly elegant. Of all of the Vacation Club Resorts, it is equal to the Grand Floridian because of it's chosen theme and decor.

My Sister works for Disney. I'm pretty sure you've got to be within the same immediate family as the CM to get the discount...but could be wrong.

to add to what Doc said - I believe that when you purchase with a CM discount, you cannot resell on the open market. you have to go to Disney. i'm not referring to the typical ROFR that other resales have to pass.
my neighbor purchased DVC with her daughter's CM discount, and that was what she was told. :confused3

Thanks for the info! I suppose that makes sense. Also, per the other poster's suggestion, I went ahead and requested a 100 point contract, and a 150 point contract instead of one 250. Can't wait to get the paperwork!
