All About Fixed Weeks (RIV/CCV/AUL/VGF/POLY/TOWER/VHD/FWC Charts)

I'm new to the fixed week game, I've owned for years and never knew this was a possibility. I just purchased 125 Riv points last week and am debating increasing that number. Are fixed weeks for Riv available and what are the details other than being able to stay the same week every year. Thank you

Fixed weeks for RVA are available at 150points and above. The 2022 Fixed week point chart is listed on the first post of this thread. A Fixed week is automatically booked for you by Disney. You have the option of cancelling the Fixed week and use the points as you normally would.

If I cancel the fixed week does it cancel just that one year or all years after?

The fixed week is approx a 10% premium over just booking it yourself. With point chart changes that now isn't the case for some weeks at existing resorts but the new Fixed week charts have been adusted to compensate. In theory the "cost" of that fixed week if you use it is paying 10% more in purchase price and MF's.
 
That seems like a great program! Not sure how I have never heard of this. I'll be reaching out to my guide this week.

We have a fixed standard studio at RVA. We bought under the original FW chart. The same week now costs 23 points more per week. The new reallocation of FWs, however, is not as generous. We cancelled the FW this year and will keep it next year.

They are selling Week 48, yes. It looks to likely be the week after Thanksgiving most often. It is 167 points for a standard view resort studio. That same week is 135 points in 2022 and 152 points in 2023. I guess what I can do is just always cancel the Favorite Week and try to rebook at the lower point cost OR just use the points elsewhere. Then if the point chart keeps growing for that week and it gets to the point where that week is more than 167 points, I will beat the point inflation and keep the week.

Would you say that is a very popular week? It is in the "5 of 7" season for most of the days in 2022 and 2023, but looks like it would more often it would include days in December. So if Disney keeps inflating the December 1-23 point values it could retain some real value as a fixed cost.

You could certainly do that. I would say it would be very difficult for the FW to work out economically for you. 167 points is high. It will be annoying to constantly contact Disney to cancel every year.

That is an extremely popular week. I rent quite often and that week and week #49 are the most requested weeks I get ask to rent ( as far as December rentals are concerned). Even if you don’t use it, you should be able to rent it no problem. And you don’t even need to worry about booking it! It isn’t a hassle at all to cancel the week and convert to points. Like a 10 min phone call.

There are ways to circumvent DVC booking your FW, and one way is to beat them to the gun and use the points first. For example, I have a June UY with points I intend to use mostly in Aug/Sept. My FW is at the end of October. So as long as I book my Aug/Sept reservation 11 months in advance, they will never book my FW. But if I wanted to use my FW any year, I'll just leave my points untouched and it'll be booked ~12 months before.

Yes but if you're always going to do that then as I said I wouldn't bother. And if you are already a member and can split into smaller contracts of 100's or even less that gives both flexibility to downsize, can be priced higher and sell fast. If you are going to use the week at times then sure. Otherwise I'd bet on the small contracts which year after year have kept the same high resale interest vs betting on point chart changes. Riviera with it's resale restrictions and holding one of the most popular weeks might ultimately benefit in the resale market. For others I think the biggest gain from the chart changes is in the past. Maybe it would end up being even but I'd think DVC would have baked a year or two of adjustments into the new charts assuming they have a current plan for more.

Honestly renting DVC points is not difficult at all for that to be a concern or consideration. There's demand year round. And you can't rent Sun-Sun reservations here although other places allow.

All very good points and giving me a lot to consider. Thank you. I did originally plan on doing a number of small contracts (4x75) to keep flexibility and higher resale value in future. Only Disney knows if their new Favorite Week point values will remain a premium or not. Although I am willing to bet Week 51 will do just fine for Disney with how HIGH Disney priced it!! :rotfl2:
 
The rules specifically say the FW is all or nothing. You can not have it modified or adjusted.
The FW can be converted to points if you don't want to use it -- that's in the rules. What I meant was that if you want to shorten the reservation, they will hold the room for you while they convert the FW to points and then book the shortened stay with the points.

They are not making an exception, just graciously holding the room for you while they do the paperwork, so to speak, on their end.

I have not been able to do this. They book it at 12 months so I never have access to the points. You also have to call them to have the FW converted to points -- no adjustments to the week online (including even adding people to the reservation).

It depends on when your FW is. Your fixed week can be any week that is offered, but once converted go back into your original UY. For example, my membership UY is September. My FW is in December (#49). If I decide to book anytime from Sept. 1 up until the first Sunday of that week #49, the points are there to use. Once the points have been used for a reservation, they are no longer available when MS goes to book my FW, thus I don’t get the FW. Usually, I have up to that week, and sometimes a week or two after to use the points before that FW is booked. Hopefully I didn’t confuse you!

Canceling it for you and giving you the points back is allowed.

Holding the room that they booked for you before the 11 month window to shorten it Is not and definitely against the rules.

The purpose of the FW is to guarantee one of the rooms before anyone else gets it.

Foe you, or anyone else to get that benefit and then be allowed to still keep it and get points back because you don’t use the whole thing is indeed a violation.

if you want to cancel it and use points, then you are now subject to the rules like everyone else.

Again, if they have done it for you they broke the rules, especially if that room was no longer available.

ETA: It is the reason I did not buy because I was told specifically that I would have to cancel it and once canceled, be subject to the first come first service rule like everyone else.

You can't do anything until after the 11 month window.

I'm not sure what the big deal is? MS does the same thing when you're trying to switch the points you're using for a stay (like from current UY to borrowed) or if you're trying to link several reservations together. It's just a courtesy hold while they do what they need to do.
