Harder now but I still think early December.

With the latest adjustments it really helped correct some of the balance issues.

That being said not sure if it will adjust enough moving forward or not. Fall might see more increases?
 
For VGF2 I went with Lake view 38 and 39. I was going to get 2 - 150 point contracts. So I did this instead. Also an excuse to get 14 more points.... lol

I now have RIV 1, 44 standard studio and VGF2 38, 39 L studio. Honestly I probably will never use them because we like 1 bedrooms.

I live in NJ and have 2 young children so Jersey week might be good but I have a December UY with my other VGF points which isnt ideal for November Fixed Week. I have other use years that I would probably use for November travel and I doubt VGF "resort studios" will be as hard to book as some of the other room types. Late December is a non-starter for me with crowds and work. Maybe a "Spring Break" fixed week?

I was originally was planning on getting 300 pts broken up as 125/75/50/50 to preserve resale value and flexibility with the downside of extra closing costs. I haven't signed yet... Now I'm not sure what to do.
 
Question, if I want to sell my FW on the resale market ( my guide said it is deeded as such and will stay as a FW), if Disney buys it back can they convert it back into points?

Don't know, but I can't see why they couldn't. Not exactly the same, but they buy back 2042 OKW points and resell those as 2057 points.

Since you can cancel it and book with points as normal, I think they can because the FW option is really nothing more than allowing you to have them book the room ahead of the 11 month window.

Just like all other points they ROFR, they can repackage So don’t know why they can’t with this.
 
I wonder if FW is more or less attractive to resale buyers vs. small contract (50-75 points). A week 15 (Spring Break) FW is 203 pts. I would think I would be better off with a 125pt and 75pt since they will likely be easier to re-sell and I have more flexibility to sell off some points in the future.

Right now its not as attractive but long term the thought is possibly it might be if more resorts have restricted use.

Also it might be attractive IF the point charts adjust correctly to make your week a better deal. As an example I have two 150 points weeks one of which is 152 to book normally and the other is 172 to book normally. Some weeks are even bigger shifts like those in the fall.

Note that it can come in handy if renting out a reservation which can be done certain places. I think here you have to pay to be able to post it???? So there is that fallback that I could rent 150 points as 172 points through like David's. Meaning I basically get to pay dues on 150 points but rent 172 points.

They changed "fixed week/guaranteed week" to "Favorite week."

I purchased a fixed week at CCV, 2 BR during week 47 (thanksgiving). It was 305 when we bought it. Now if someone wants it they have to buy 377 points?! 72 point bump?! That is crazy!

Does anyone have the FW point chart for CCV by chance? I've asked my guide for it twice... no response.

I doubt that a FW contract would be more desirable than a small contract, but definitely more desirable than a large contract without a FW.

Based on resale only and just a non-scientific observation but I think fixed weeks tend to sit longer on the resale market unless they are a truly popular one like the 1st or 2nd week of December. Especially if they are for larger units or more expensive times. I'd believe 2-75 point contracts will be easier to sell than a 150 point fixed week in say, March. The market is broader for small contracts vs a specific week that you'd have to find that particular buyer who wanted to consistently visit that week and happened to be looking for a resale at the time you were selling.

This is EXACTLY my thinking and since they are not offering "Standard Resort Studios" for fixed week the first 2 weeks of December (Because of the 150 point minimum) I would have to go up to a Lake View Resort Studio.... I think i'm just going to stick with my plan for small contracts vs fixed week.

The updated fixed week chart for studios doesn't make any sense. They essentially chose one of the highest point cycles for week 52 and used it for both weeks 51-52. Week 51 historically costs much less to book than Week 52. For both weeks, it used to be 161 and now they're requiring 199. That just exacerbates the "convenience" point charge.

Week 51: 2017 (107 pts); 2018 (167 pts); 2019 (158 pts); 2020 (140 pts); 2021 (133 pts); 2022 (126 pts); 2023 (114 pts). Average is 135 pts.

Week 52: 2017 (176 pts); 2018 (125 pts); 2019 (134 pts); 2020 (150 pts); 2021 (170 pts); 2022 (183 pts); 2023 (181 pts). Average is 160 pts.
