AKV - Question

When we met with our guide last week our understanding was if we purchased AKV we would be able to stay at the Kidani Village with our points (as 11 month priority). Folks here are talking of a difference between Jambo House and KV. Is there? Are they one in the same? If not, we've got a big problem as we want to stay at KV preferrably. We've started the contract process (should have docs to sign today) and I don't want to sign if we are unable to use the 11 month priority at KV once it opens up.

Please help this newbie!!

Yes, you can stay at either one. When making ressies you will be able to choose and confirm which building you want to stay in:goodvibes
 
They are different. The villas in Jambo House don't have the separate shower and tub. They don't have the extra bathroom off the living room like you see in the model.

If we stay at AKV, we won't want to stay at Jambo House.

We own some points at AKV and are happy to book Jambo house now, but in the future, when Kidani opens, I'm guessing that we will always want accomodations there. Jambo still will have the attraction of being able to book the value villas which use fewer points, and I think they are particularly attractive for weekend stays. Standard views at Jambo will also probably have nicer views than the Standard views at Kidani, so there will probably always be some demand for Jambo. The only concierge villas that we know about here are in Jambo.

Yes, once Kidani opens up, you'll have the 11 month advantage to book Kidani house.

The points that you buy have to be attached to physical real estate. Your deed will indicate that you bought 1/204,876 of unit 245 at Jambo House. :) They can't sell points for real estate that isn't built yet and declared into available inventory. The fact that you own AKV points allows you to book at any AKV at 11 months or other DVC resorts at 7 months.

I'll put it as simply as possible:

You can book both buildings.

You will be able to pick when you book.

Concierge and value will only be available at Jambo house.

BOTH buildings, combined, make up the entity of AKV.
 
Just remember, Kidani isn't open yet. If you are planning a trip before the end of this year, you will need to stay in Jambo House.
 
As noted above, you have no issue. You will buy a specific real estate interest in Jambo with an undivided interest in common elements that exist at Jambo and will eventually exist at Kidani. All the owners at Jambo and Kidani will be treated the same as members owning at AKV. They will all share in the dues applicable to both buildings. The points required per night will be the same as you see now for Jambo except that Kidani is not supposed to have any value or concierge rooms. You will have the right to reserve, at 11 months out at either Jambo or Kidani, your choice, except that you will not actually be able to make that first Kidani reservation for some months simply because it is still being built -- they usually start taking ressies for a new building a few months before actual opening.
 
The units that they are currently selling are in Jambo house, but that does not mean that you are restricted to only vacationing in Jambo house. You will be able to make reservations at either Jambo house or Kidani village.
 
I was told by my guide that the majority of the rooms in Jambo will be going 'value' once the other village is finished. This will attract a lot of people who want to use a lot less points. Also, concierge is only available in Jambo as stated above. We stay this September in concierge and can't wait :)

So the ones that are value now, are they going to be value value?

The one important (and nice) thing about DVC is that they can't change points on you after the fact. They can't go up or down. So I don't think you got correct info on that or possibly there was a misunderstanding...

Actually, that isn't quite correct. They can go up or down, but the total number of points required for the total year can't change. They can and have adjusted points during various times throughout the year. And with Easter being so movable, those dates always change.

Correct. But they can't turn them all into "value" rooms and thereby devalue half of AKV.

This is what we were told also. The total points won't change, but there may be future adjustments to compensate for trends, such as if a certain time of the year everyone wants studios and one bedrooms, they may go up slightly in that area and down on say Grand Villas or 2 bedrooms to make those more attractive and ensure they are doing a better job of utilizing the whole capacity of the site. Still, the overall total points will remain the same.

i have this map and marked off what i thought would be good rooms for our trip in april 09 but was since told that they aren't DVC - :(

is there a map like this one for the new building or does anyone know where it's located? left or right of this one or somewhere else completely?

Looking at the map, above, the new building will be on the left side of the resort. Imagine a space about as wide as 1/3 to 1/2 as wide as the current building seperating the two.

I'm not sure WHO told you those rooms were not DVC, but they are not correct. The 5th floor rooms all along the area you circled are all DVC villas.

I know...I stayed in one (room 5525) on the "right" side area you circled.

There isn't a map of the new building because there's no new building, yet. It's still being built, obviously. You'll see a map like the one above (which, FYI, IS the map they hand out to resort guests) when the new building opens.
