Advice please

Thank you again for all the help! I suppose we need to rethink things given all the pushback I've received. It's really nice to hear answers to these questions on here rather than talking to my agent who may or may not tell me the whole scoop and who will definitely provide pressure to purchase direct.

I have another question if someone would be so kind as to answer it. What exactly does it mean when someone says VGF is one of the resorts that has no waitlist? Is the waitlist a list of people waiting to buy direct points from Disney? Or is it a backlog of points that Disney has available to sell?

Buy more points than you think that you will need and rent the extras if unused.

For those who have done so, is it easy to rent points to someone else (I assume through Dave's or another middleman)?
On the flip side, would it be better to buy less points and then rent some from one of these sites for myself if necessary or buy more than I need and try to rent to someone else if I have extras?

And lastly, what would be the downside of not having any Disney direct points? I'm not sure an annual pass would be worth it for us because we live far away and plan to bank points to come only every other year. Are there any other benefits/perks we would miss out on? (I realize that Disney can change these at any time)
 
I own at BCV and OKW. I have a lot of points BUT if I want to book late September to the second week in December I have to do it at 10-11 months out. Otherwise the resort is sold out. I reiterate only buy where you want to go!

It depends on how many points, your lead-time and your home resort. As I alluded to before, VGF is only as premium as the ability to book VGF. I am fairly sure, but too lazy to look, you can't get 5 straight days in a studio for October or November at VGF booking right now. Similarly, "having to stay at home resort" is only as good as the availability of that home resort. October isn't to 7 months yet, so if you were a VGF owner looking to book today for October, you would be stuck waiting for the 7 month scramble.

Are there any other benefits/perks we would miss out on?
Nothing especially valuable.

You can rent points out yourself using Redweek, the Disboards, *********** and not pay a middleman. Your points are only worth a Premium if you're outside the 7 month window because at 7 months Saratoga Springs and Old Key West points can get anything. These two resorts usually get less money per point even at 11 months.

I think you might come out ahead on VGF If you buy directly from Disney. It would depend on your use year, the number of points they'd be giving you, and your closing costs. Once you have that information you can compare it with resale contracts. I bought all my points,except for a 25 point OKW, in the resale market but I bought BCV which is much cheaper resale than VGF.. please study this for awhile before jumping the gun.

The annual pass discount is the most valuable. Going to the member events would be restricted but they are new and no guarantees they'll continue or in what form. Also you have to be there when they happen to even take advantage, which means to be visiting on one of the 8 or so nights. Overall, if the annual pass benefit does not fit it probably isn't worth it.

I'd try and buy the "right sized" contract. Reallocations can occur so having a little buffer is nice, but since you'll likely be going every other year you can probably do that pretty easily. I wouldn't buy to rent out consistently and I wouldn't buy just to have to transfer in for every trip.
 
My point is that you can only charge a premium rental rate for a point in its home resort season, and if you can get the room at that resort.

Most people renting VGF want studios. Most people who bought VGF bought points for studios. There is an extended season of the year where if you didn't book at 11 months, you won't be able to get a full studio week at VGF, whether booking for self or others. It negates the premium-ness of that point.

I will add to this...what are you planning to book with 25 points? Remember that the points are worthless if there is no availability. With 25 points, you can only book 1 night (max) in a studio which is the hardest category to book at the VGF. Since you can only book 1 night, AND there is a high demand, you will have to find someone that only needs one night and is ready to book that night 10-11 months in advance. As @_auroraborealis_ said, if you have to wait until 7 months out to find availability somewhere else, you have lost out on the premium value of your points. It would be like paying $130/point (resale) for GFV and then using the points to regularly stay at SSR where you could have bought resale points at $80/point.
 
No waitlist at VGF for points means that it would just be luck if the draw that you would call in and they'd have points available. DVC used to keep a list of people who wanted to buy at the sold out resorts and then as points became available they would contact people from that list and offer those points to them. From reports they stopped these purchase waitlists for VGF, BCV and VGC and perhaps others.

Just get approximately the amount you need. You want a trip every other year right? Say your ideal number is 75.

In 2018, you want a trip for 160.
You use your 75 from 2017 (bank) plus 75 from 2018 (current) and borrow 10 from 2019. That's 160.

The other 65 from 2019 you bank to 2020.
In 2020, you want a trip for 160.
You use the 65 you banked, plus 75 from 2020 (current) and you have to borrow 20 from 2021.

You have 55 left in 2021, which you bank into 2022.
Repeat.

If you buy to go every other year, and you do go every other year, you will not find yourself in a situation of having to rent out leftovers. You're always saving them for the next trip. You divide up a year you're not going, into some you pull forward and others you push out.

The only time you'll be renting your points is if you decide that you (or anyone in your family / friends) doesn't want to go in a 2-year period. Then you transfer them out to a buyer who wants them. And if you want a bigger or more trips, you transfer some in from an owner in the opposite situation. Either is pretty reasonable to find.
 
Please, please, to the OP, this is confusing. Please take your time, don't buy anything until you have a better idea of how many points you'll need--- if you go to Walt Disney World every
year-- or every other year.

Also, please don't buy points with the expectation of renting them. It's not that easy for a newbie.

Stick around and take your time. In the meantime, why not rent a studio, or a one bedroom villa, from another member. From what you've told us you've never stayed in any Disney Vacation Club resort
