Hi all! I’ve been researching and reading the boards since we were at Disney last week and would like to get some opinions since so many of y’all are so well versed in everything DVC. I know a lot of this is personal preference but I wanted to make sure I was thinking of all angles before we add on and am grateful for any information/experience I can gain from others.

Just a little background, we purchased 200 points Feb UY Direct at CCV last June. Right now it is just my husband, 1.5 yr old daughter and myself but we are wanting to expand our family so we know our needs may change as we grow. We are only 6.5 hours away so it’s not a long drive and we have actually gone a lot more than we ever expected (4 times since Sept and 2 more trips planned right now) so we are needing/wanting more points. We also enjoy 1 bedrooms the most but are not against deluxe studios at times. If we are not staying on points we stay at Swan and Dolphin because of my husbands Marriott Status but have also stayed at other resorts on property or my parents timeshare at Bonnet Creek. So far we have stayed at BR, SSR, OKW, and PV and enjoy them all. And we travel at all times of the year not just over holidays or summer which could change in 10 years with kids being school age.

We are looking at adding 2 more contract of 100 points each, 1 possibly resale and 1 direct, we haven’t fully decided yet how we want to handle. We have already decided that we want to keep the same UY but are trying to decide where we would like to purchase and how. I know the motto is to purchase where you want to stay which right now we are just happy to go and like to stay everywhere . We will continue to take advantage of the direct perks (AP and other member magic) through the years

So I guess where my questions would be is 1.) in purchasing the additional 2 contracts would you split them up at different home resorts and therefore have 3 homes at the 11 month, would you keep the pair the same home resort so you have 200 points at 11 months at 2 different homes, or would you keep them all CCV (I’m leaning against this)

Our concern with splitting the home with the 100 pt contracts is that we wouldn’t have enough points for a longer stay. I know that we can split stay and hope for the best at 7 month but that is a chance. And not knowing what points will do after the 2020 point change we are worried that 100 points wouldn’t get us much at some places.

2.) Is where would you purchase? We know the best value is SSR or OKW but love the BW/BC area our only issue with BW is the 2042 expiration. So we are trying to analyze that as well if it’s something we would be ok doing and hope for a possible extension. We also really enjoyed PV but don’t like that they don’t have 1 bedrooms but their DS worked for us.

We have ruled our Aulani, VB, HH, GC since we want WDW and BR since we already have CCV. And pretty sure Riveria for now is off the table bc if resale restrictions (which is why we are thinking 1 direct to give us 300 points for stays at future resorts). So that leave OKW, SSR, PV, BLT, GF, BC, BW, and AKL.

If you were in our situation where and how would you purchase with the information you have?

Again sorry this is a novel but I wanted to make sure and include as much info as I have. It may very well come down to a pros and con list but I greatly appreciate everyones thoughts and advice!
 
We are going through the same decision now and here is how we are leaning.

Adding on to our original contract at same home resort VGF because we really would like to take advantage of the 11 month window and have as many points as possible to get larger villas by banking/borrowing points to take extended family on trips. Paying a premium for it but with newborn we value being on the monorail loop for years to come.

We also love bcv and bwv but the short deed lowers the value long term for us.

The more research I do my conclusion is It really is personal preference based on what’s best for your family.
 
As time goes on you will change the way you do Disney so be prepared. We don't do the parks much anymore, why would we, they don't change much, they are crowded and the lines are long. We still enjoy WDW but we see it as a resort vacation in a one bedroom minimum with parks available if we feel like it. That being said, buying where we love to stay is very important.

With banking and borrowing you can have 300 points available at each home resort. Each vacation, stay at a different home resort. But an Epcot/DHS resort so you can do one park this vacation and other parks the next vacation.

Buy resale and save some money unless you have a good reason for buying direct.

I'd buy any additional points resale to use at the existing resorts for much less than direct prices. It's certainly possible to get into 1BR's at BWV and even BCV fairly often during the 7 month window. At most you might consider 100 of the points at one of them and the other at a longer expiration resort but if 1BR's are on the table I'd just plan on that for stays at the Epcot resorts. If you enjoy SSR and are happy to stay there anytime you couldn't switch then having the lower purchase price and the low dues is going to be nice. Are you able to book at 11 months or are you preferring to see what's available and book more last minute? If so then buy the lowest costing option.

1BR's from Jan-Sept are generally pretty easy at almost all the resorts. Even they have the more difficult time during the Fall Frenzy but still not impossible. We no longer own at BCV but still say there every couple of years or so in good part because we do it when we are looking for the larger villas. And BWV pool/garden view is usually even better availability as it is a bit larger resort. I'd think of some plan to use the CCV points during the later part of the year and then look for more 7 month bookings and trying various resorts during the other times of the year. You do usually need to plan for the middle or higher point categories at resorts you don't own at as the lowest point categories often booking with home resort priority. But sometimes you can be lucky and find those available at slower booking times.
 
I would consider AKV.

Since you already own Copper Creek I would probably look outside the MK resorts.

I would also be hesitant of Beach Club and Boardwalk because of the end dates. I would not consider Riviera right now, too many unknowns.

AKV is an amazing resort and so unique. It has some of the best dining in property. If you book at Kidani you get an extra bathroom in the larger units.

Do you think you ever want to stay at Riviera? I guess having more direct points could help you get in there. That may only be true short term though. I would not be surprised if it is not available at seven months in the future given the resale restrictions. If you don’t care either way not sure I would consider more direct points.
 
Through banking and borrowing, there’s access to 600 points from the 200 point direct CCV contract. Pulling from two years still gives 400 points. That’s a good chunk of points to use at CCV or to use at Riveria or any future resorts. OP already has the blue card for membership extras. In this scenario, I’d definitely buy resale and I’d buy at another resort to give another 11 month priority window. The resale process takes a couple months, but you get more points for the same spend. The buying resale threads like the ROFR and closing time threads give good info about pricing and timeframes. As for whether to buy two 100 points contracts at resort #2 or 100 points each at resorts 2 and 3.... that’s all personal preference.

FWIW, our family has opted for two contracts at two different resorts with the intention of banking and alternating resorts.
 
Thank y’all so much! This is great info and has really helped us in weighing everything! Definitely thinking resale is the way we are wanting to go. Just have to wait a couple of weeks until we are finished with closing on our houses and then we are going to start the process! Does anyone have preferences on which resale sites they like or that we should stay away from? I know the timeshare store is a sponsor here so I don’t want to break any rules if we can’t talk about others but am curious.

They, and the title company that they use, have been very good with communication. I’ve had negative experiences with some title companies and at least one resale company that never ever responded to offers.
 
We just used DVC Sales https://dvcsales.com/ for our first resale contract and they were great. Before we went with that contract, I was looking at another one on DVC By Resale http://www.dvcbyresale.com/ and Shontell was helping answer my newbie questions, so I’d recommend them as well. At one point I tried contacting DVC Magic Resales but never heard back from them.
I’ve also heard good things about DVC Resale Market and The Timeshare Store, but no personal experience.

I think there’s a sticky on this forum that has a list of resale sites, or you can do a search.

Basically I got on the email lists of all the sites and then went with the best contract for us.

We now own 3 home resorts, BLT, VGF and RIV. We bought at each resort primarily to stay there. We like being close to EP/HS and think we will be spending more time there as the kids get older, so RIV made sense. I liked the BWV vibe a lot but prefer 2r-dedicated rather than lockoffs (not to mention that 2br disappear as soon as studios are booked up). BCV rooms don't have much of a view, especially compared to BLT and VGF.

VGF is our whole family's favorite resort, overall, so VGF points are to use at VGF. We keep thinking that BLT will be our "sleep around" points since they were the cheapest, but we also like BLT enough that we've stayed there 3 times in recent years and still enjoy it. The extra bathroom in the 1br and 2br units, the low cost standard rooms (where we could see fireworks last time), and the location (super easy to get to restaurants on the monorail and Wilderness Lodge; walk to MK) keep us coming back.

I would look at at least a second home resort, if not having 3.
 
I would recommend at least two home resorts to give you more options. As others have said, even if you only get 100 point contracts, you can bank and borrow and use 200 points every other year, or 300 points every 3 years. Unless you absolutely love CCV, you are better off looking at resale contracts at your favorite locations.
 
Thank you everyone! We have decided we are buying about 200 points resale and have decided we’re going for PVB! We went with the where do we want to stay motto! I’m super excited!it may not have a one bedroom but it’s easy to get to 2 parks and it fit every other box we wanted or as my husband say good food and good coffee thank you everyone for your advice! Now to wait 2 weeks to close on our houses to find and offer the perfect contract!
