About to put an offer on Saratoga Springs - Offer accepted at OKW

Ok, so what would you guys do

Wait some more and hope for a better 50 pts to come up ( but will something come up in time )

Offer a lower price if possible on the Saratoga Spring and use the 2015 pts this summer

Pay the 83$ / pts and call it a day

Or try another listing, like a Bay Lake Tower I saw at 105$/pts ( more expensive, but it is the Bay Lake ) but it still has pts in 2013 ( 50 pts ) and 50 pts in 2014 that we could borrow for this summer ( for 100 pts total ).
 
I tried to make an offer on of the Bay Lake Tower but it's already been sold and the others are asking for 100$ +

I guess I'll wait a couples more days and see what come up. I must admit I'm kind of surprise since everything I was seeing everywhere were in the 80$+ for a 50 pts contract.
Please be aware that BLT's median closing price for December was $98/point. That included much larger contracts.

The Fidelity listing for the 50-point BLT contract is asking $110/point and includes its 2013 and 2014 points.

All things considered, getting it for $105/point (if possible) would be a reasonable deal and, unlike SSR, gives you an 11-month booking advantage at a resort on the Monorail and within walking distance of the Magic Kingdom.

I realize it's probably more than you want to spend but given the current price of BLT, it's not an unreasonable asking price.

I would either:

1) Offer them $83 a point and ask them to pay closing
2) Offer them $77 a point and pay closing

#1 will be cheaper for you.
 
If you never toured the DVC resorts I would rent a members points, tour all the DVC resorts and see what resort you like best. Now since you travel to disney every two years you will have 2 years to find a better contract.

Meanwhile, you would have toured all the WDW resorts and know more about DVC. I would bet that you will find something better (and cheaper) than what you see now during the next two years.

Yeah that's one of the reason I was interested in Bay Lake in the first place even if it meant paying more. The location is incredible and you can't beat the distance to Magic Kingdom.

I know I could close the deal at 105$ ( that's been confirmed to me ).
 
Get the BLT and rent out the points if you feel you don't need them. That would bring the price down to almost the level of the SSR contract but at a much more desirable resort

Too much emphasis is put on the price paid per point sometime. It really doesn't make much difference in the end. Look at your example this way:

50 BLT @ 105 = $5250
50 SSR @ 82 = $4150

So, BLT is $1100 more. I assume if you are buying DVC, you at least plan on doing it for the long haul (10+ years). Given that, is it worth $100 a year to you to have BLT over SSR? Consider that your average Disney vacation will likely cost you $5k for a family of 4.

Considering we're comparing BLT with all of its 2013 & 2014 points vs. SSR stripped of its 2014 points, 20% more is eminently reasonable.

Location is important. IMHO, being able to book a Monorail Resort at the 11-month window is valuable.

Conversely, we all know that SSR is the easiest resort to book. It's usually the one resort available when the other resorts are not.

There's also points-per-night to consider.

The OP mentioned that by going every other year, they'll just have enough points to book, so maybe a Choice Season Studio (104 points/week).

A BLT Standard View Studio is 109 points/week during Choice Season.

And then there's MF; $4.91/point at SSR but $4.78/point at BLT.

It really depends what the OP is looking for but, all things considered, I'd pass on the SSR stripped contract. Conversely, if the OP is willing to settle for 6 nights, I'd consider BLT at $105/point.

If the OP can negotiate the seller paying both 2013 and 2014 points, then the BLT listing becomes a bargain. Even if the seller pays only 2013 points, it's a good price for a 50-point contract.

I would definitely wait and watch the market. This is a long term purchase I wouldn't rush in and overpay. And
P if you want to go this year I would avoid stripped contracts.

I think this is a much better deal than the SSR one

Well that is indeed well said. The way I say it, once the 2013 and 2014 pts taken ( 100 pts that I would usually rent at 15$/pts, it's 1500$ of "saving" on this year trip ). Making BLT 4300$ starting 2015.

SSR would be around the same price ( but we need to take the 2015 pts right away )

We do want to go once every 2 years. We would probably miss points here and there ( in bay lake case, if not we would be fine with Animal Kingdom which is my second favorite resort after BLT ).
 
It's hard to not look at a price in the 80's vs. a price over 100, but as others pointed out, in the long haul it doesn't amount to much (on a 50 point contract). Buy where you want that 11 month booking advantage and where you like to stay. Go for the BLT.

Yeah, I guess where I'm leaning is I get 100 pts right now that I can use ( 2013 - 2014 ) and rent the 2015 pts ( or bank them for 2016 ). Which in the end, save me around 2000$ over renting all those points.
I also believe I could get it for lower than 105$ ( we'll see about that ) but if so I guess everyone agree ( from what I read here ) that the BLT at less than 105$ / pts would be a wise choice ?
 
For a stripped contract at SSR? No, I don't think it's a good deal.

It it had all of its 2014 points, it would be fine.

Median sales price at SSR has been in the low $70s/point.

With the points stripped off, you're essentially paying $90-$94/point for SSR.

Even for a small contract, that's about $10/point too high IMHO.

Don't be in a rush. More will come on the market.

Fidelity has a couple of small BLT listings that are more reasonably priced.

The Timeshare Shore has a couple of small VWL that are more inline with current VWL asking prices.

Buy the VWL one if it's better priced...from what I have read, you can easily get accommodations at SSR at 7 months out so no real benefit to having it as your home resort. On the other hand, if you ever go at Christmas time, VWL is beautiful and so it would be nice to have the 11 month booking window there...that is IF you plan to travel that time of year and IF you like the theming! I'm a little biased having just purchased a contract there.;)

Ahah yeah I looked at it, but the 2042 end of the DVC vs the 2060 play a part in my decision to. Since I'm young and we opt into this for the long haul ( family trips when we'll have kids ) we wanted to get Saratoga, Old Key extended, Animal Kingdom or Bay Lake.

Just to pass on something from past experience: Location. Location. Location. Have points at SS(original), BWK(for Food & Wine and Flower & Garden, BLT(for Christmas, and CG(for annual California trip). Sadly only use SS points for Aulani and impromptu trips and cannot afford to take the hit to sell and purchase another location. Wish someone had told me this 7 years ago!!! Choose your home property(s) carefully... location is more important than price.

I will. We're looking into this tonight and hopefully decide on something. BLT is higher than we wanted, but the points are there, the location is there, etc.

So we are leaning for this one, if nothing else come up tonight, it might be the one. Everyone seem to agree it is a great price for it.

And 50 pts per year suit us perfectly, if we ever need more we will buy more. But we rather start low and build with smaller contract than be stuck with 1 big contract that might be to much for us someday.

The offer has been accepted now we just need to finish everything and wait for Disney to accept or denied the offer. From what Fidelity is saying, we should be good with this * cross fingers *

If not I guess we just weren't meant and we'll look for something else then ( hopefully not ).
