Hiya!

My family is looking to move down to the Orlando area with in the next 2 years. We are doing some homework on the area now so we can decide where we want to buy a house.

Here's my question:

Which neighborhoods do I NOT want to live in within about a 30 mile radius of Disney World?

Thanks!!!

I don't know. We have several DISers who live in that area, though. I'll bet if I bump this back to page one they might read this and give you an answer.

Good luck with your move.

That could be a loaded question. Suppose someone says: "Don't move into the XYZ neighborhood." And Suzy Q says: "What do you mean by that? I live in that area!"

We did some research for about a year and a half and decided on Celebration.

We will see how it turns out...less than two weeks to go!!

I'd stay away from Eatonville, and SE Orlando.

There are nice areas and crummy areas in and around Kissimmee, you'll have to consult a realtor when you find one to get the real scoop.

And I doubt that anyone on the DIS that lives in Eatonville could be offended - even THEY know it's crummy, I'm sure.

If you're looking for a seriously awesome realtor, and I've worked with many...here's her website address:

Best Realtor in Orlando

The woman is an amazing miracle-worker! She got me through some really sticky real-estate-related stuff a while back, and we've since become good friends. I'd trust her with my last dime.

Good luck, and Welcome to Orlando!

Hey Pebs

Is Hunters Creek still a good location? You had given me Char's name once before and she sent me some great information. Very nice lady. Hopefully moving to Florida will happen sooner than later for me.

I agree about Eatonville 100%. I'd also watch out for some parts of Maitland b/c areas they're calling Maitland are really closer to Eatonville. Pine Hills is probably another area I'd veer away from.

If you don't mind older, more traditional neighborhoods, College Park is really nice, especially in the area between Princeton and Lake Ivanhoe on the west side of I-4.

Like Pebblzzz said, a good realtor can steer you in the right direction and help find neighborhoods that are right for your family.

Hunter's Creek still is a nice area, and here's my current favorites list in addition to HC:

Dr. Phillips (dunno HOW that place got named that)
Metro West
Windermere
Bay Hill

Of course, those are the priciest in Orlando (as far as I know), but still the nicest!

Other areas that have good parts (and some run down ones, but mostly good):

Casselberry
Winter Park
Winter Garden
Clermont
Oviedo
Winter Springs
Maitland (see post above)
Altamonte Springs
Apopka
Longwood

All in all, most of Orlando is nice - only a few yukky areas.

I don't live there yet, but we're moving. I haven't seen any neighborhoods I don't like... yet.

Hunter's Creek is beautiful but VERY trafficky to get to and from on the John Young Parkway.

There is a new area we are looking at just Southwest of Orlando called "Champion's Gate." I don't think they've begun to build houses yet but there are apts, a golf course and an Omni Hotel being built. It is RIGHT off I4 a couple exits south of WDW. What we like about it is that it is "out of the way" and yet still close to I4.

It is going to be quite the community once it is finished.

Thanks for the replys!!

How is Poinciana in Kissimmee? I have noticed a lot of houses available for sale in that area and most of them are pretty new.

Pine Hills is the Orlando ghetto, from what I hear. It's pretty obvious if you look in the paper for home prices in that area. Move to Bithlo ("Bit'lo") if you're missing teeth, have a thing FOR collecting junk cars and a thing AGAINST shoes, and your greatest aspiration is to have 8 children and live on government assistance. (also from what I hear)

MIL and 2 SILs live in Winter Park. It is nice but they paid a lot for older houses in Florida IMO. We would love to move there if DH got a job there. If you have kids I would start by comparing school scores. They are huge county school systems so you have to look school by school. Next I would look at commute time, unless you are retired. We all know that traffic around the theme parks can be a nightmare!! Good luck! Boy am I jealous of you!!!
